Los Feliz Hills Condos on Los Feliz Boulevard
The hillside north of Los Feliz Boulevard. Its condos all sit on or beside the boulevard, led by the two 14-story Los Feliz Towers.
Where are the condos in the Los Feliz Hills?
Los Feliz Hills condos all sit on or beside Los Feliz Boulevard. The hillside that climbs north toward Griffith Park is single-family, street after curving street. So the condos line the boulevard at the foot of the hill, in two groups. The Los Feliz Neighborhood Council maps this area as District A, running north from Los Feliz Boulevard to the 134 Freeway and from Fern Dell east to the Los Angeles River.
The first group sits on the stretch between Commonwealth and Hillhurst Avenues. It holds Los Feliz Towers and two smaller buildings beside it. The second sits at the east end of the boulevard near Griffith Park Boulevard, on Los Feliz Boulevard itself and on Huxley and Lambeth Streets.
The assessor records six condo buildings here in all, built from 1959 to 2005. That makes the Hills a short list with a wide range, from a two-tower high-rise to a building of three units.
Talk With Rooster Homes™
How does Rooster Homes™ serve Los Feliz Hills condo buyers and sellers?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. On the boulevard, two things matter most: the view from the unit and the size of the association behind it.
Showing the view. In a tower, two units with the same floor plan can face the city or the hill. We shoot the Matterport tour in house with our own camera. It shows a buyer the rooms, the windows and what they face before the first visit. That helps most when a buyer is searching from another city.
Reading a large association. A 196-unit association produces a long document set. It includes a budget, a reserve study, house rules and board minutes. We read it with you and explain it in plain language, including what the fee covers for that specific unit. For a seller, those documents are ordered on the day you sign. You get a real, specific update after every showing and open house through closing. See selling a condo in the Los Feliz Hills and buying a condo in the Los Feliz Hills.
Units held for a long time. When a boulevard unit comes to market through an estate or a trust, the paperwork adds steps. Brandon is a Certified Probate & Trust Specialist. Our page on probate and trust condo sales in the Hills explains the steps. Moving from a hillside house to a unit with a concierge? Read downsizing into a Los Feliz Hills condo.

What are the homes like on and above the boulevard?
Outside the Towers and Glen Feliz, the Hills buildings start at about 1,270 square feet on the assessor roll, and the townhome-style units at 4301 reach about 1,710. Above the boulevard, the hillside is single-family. The City's survey calls its heart the Los Feliz Heights Residential Historic District, with Period Revival homes from the 1920s through the 1940s.
The boulevard has a history of its own. SurveyLA identified a multi-family historic district along both sides of Los Feliz Boulevard from Vermont Avenue to Lambeth Street. Glen Feliz is listed as a contributor along with the Towers. The cedar trees along the boulevard are City Historic-Cultural Monument No. 67.
One building is often mistaken for condos. The assessor records Los Feliz Plaza at 3949 Los Feliz Boulevard as a single 102-unit apartment building. We check the title and the county record on any unit before you write an offer.
What is nearby in the Los Feliz Hills?
Griffith Park is directly north. The Griffith Observatory opened in 1935, and the Greek Theatre on North Vermont Avenue was dedicated in 1930. Fern Dell's shaded trail sits near the park's western entrance. Public stairways climb the hillside, including the Los Feliz Heights Steps, City Historic-Cultural Monument No. 657.
Across the boulevard, the shops of Los Feliz Village are close. The east-end buildings sit near Griffith Park Boulevard and the edge of Los Feliz Knolls. The trade-off is the setting itself. These condos face a main east-west road, with the quiet hillside streets just above.
