Selling an Inherited Condo in the Los Feliz Hills
Probate and trust condo sales planned around the court steps and the association's requirements.
What does selling an inherited Hills condo involve?
Selling an inherited condo in the Los Feliz Hills usually means working with one of two kinds of building. Most Hills condo units are in Los Feliz Towers, a 196-unit pair of towers with a 24-hour concierge and a formal set of procedures. The rest are in five smaller buildings on and beside Los Feliz Boulevard, from 3 to 29 units.
The legal path comes from the estate. A trustee usually sells a condo held in a living trust. In probate, the personal representative sells under the court's authority. If the representative holds independent administration authority, Probate Code section 10503 says the court confirmation requirements do not apply. A Notice of Proposed Action then goes out at least 15 days before the date in the notice, as section 10586 requires. Without that authority, section 10308 calls for the court to confirm the sale before title passes.
Meanwhile, the association keeps billing dues, holds the documents a buyer will need and sets the rules for entry and moving out.
This page explains how the process works. It is not legal or tax advice. Talk with the estate's attorney or your CPA about your situation.
Talk With Rooster Homes™
How does Rooster Homes™ help a Hills estate?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Brandon holds the Certified Probate & Trust Specialist designation. The attorney leads the legal process. We handle the property, the association and the market, and we work alongside the attorney from the first call.
In a staffed building, the front desk and the management company become part of the plan. We learn their process for estate owners, vendor access and move-outs, then schedule around it.
Heirs who live elsewhere can walk the unit, and see its view, in our in-house Matterport tour. The representative or trustee gets a real, specific update after every showing and open house. Our listing method is on how we sell a Los Feliz home.
What order does a Hills estate sale follow?
- Confirm the authority. The attorney confirms trust or probate and which authority applies.
- Tell the building who is in charge. As the attorney directs, we help notify the management company or the association of who now handles the unit.
- Confirm the dues. We confirm the balance, and the attorney directs payment so late charges do not build.
- Check the insurance. The representative confirms coverage on the empty unit with the owner's HO-6 agent.
- Book the clean-out. In a 14-story tower, that means reserving the elevator and the loading area and following the building's vendor rules. In a smaller building, it may mean stairs and street parking.
- Price the unit. In the Towers, we compare similar layouts in both towers. In a smaller building, we start with its own sales and widen from there.
- Launch and update. Photos and the 3D tour go out from day one.
- Close through the right step. Terms are set with the attorney, and final dues are settled through escrow.
What do representatives ask about Hills units?
Can building staff let vendors in? That depends on the association's rules. We confirm the process in writing so a cleaning crew or appraiser is expected at the desk.
Should we update the unit? A Towers unit from 1966 or a Glen Feliz unit from 1959 may never have been remodeled. Remodels in a condo often need association approval. We help weigh repairs against selling the unit as it is, and check the rules first.
What if an assessment is coming? Any increase the board has approved must be disclosed. The attorney and the buyer's terms decide who pays.
What about the parking and storage? The association can confirm which space and storage belong to the unit. We gather keys, remotes and fobs before launch.

Frequently Asked Questions
How do we arrange a move-out from Los Feliz Towers?
Through the building's own procedures. A staffed high-rise usually requires an elevator and loading reservation and has rules for vendors. We confirm them with management and schedule the clean-out around them, with the representative's approval.
Who pays the HOA dues on an inherited Hills condo during probate?
Dues continue each month until the sale closes. The estate's attorney directs how the estate or trust pays them. We confirm the balance with the association or its management company so the account stays current.
Can an inherited Hills condo sell without a court hearing?
Often, when the personal representative holds independent administration authority. Probate Code section 10503 says the court confirmation requirements do not apply to that sale, and a Notice of Proposed Action goes out at least 15 days ahead. The attorney confirms which path applies.

What probate & trust sales looks like in Los Feliz Hills
The hillside north of Los Feliz Boulevard. Its condos all sit on or beside the boulevard, led by the two 14-story Los Feliz Towers.
The Los Feliz Hills rise north of Los Feliz Boulevard toward Griffith Park. The hillside streets are single-family, so the condos here sit along the boulevard itself, from Los Feliz Towers near Hillhurst to a small group of buildings at the east end near Griffith Park Boulevard.
- The homes
- 6 condo buildings, all on or beside Los Feliz Boulevard: Los Feliz Towers (196 units in two 14-story towers, 1966), smaller buildings from 1959 to 2005, and a few near the east end at Huxley and Lambeth Streets. The hillside streets above are single-family (LA County Assessor parcel records, 2026-09-23).
- Getting around
- Curving hillside streets follow the contours of the foothills, with several public stairways including the Los Feliz Heights Steps (HCM #657).

- The trade-off
- The condos sit on Los Feliz Boulevard itself, a main east-west road, with the quieter curving hillside streets and Griffith Park just above.
