Condo living in Los Feliz

Buying or selling a Los Feliz condo, we dig into the building, from the HOA budget to the reserve study, so every decision is made with the full picture.

Los Feliz condos

Selling or buying a Los Feliz condo starts with the building

A condo comes with a building and an association, and both sides of the sale want the same answers about them. Here is how we handle each side.

Selling your condo

  • A same-day start. Escrow, the HOA documents and your disclosures start moving within hours of signing.
  • Everything from the first showing. The full HOA package and all seller disclosures go to agents and buyers from the first day of public showings.
  • A 3D tour from day one. We shoot the Matterport tour in-house.
  • An update after every showing. Real, specific feedback through closing.

How we sell a Los Feliz condo

Buying a condo

  • The HOA fee. What it covers, what it does not, and how it has changed over time.
  • The reserves. How much the association has saved for big repairs, and what the reserve study says is coming.
  • The rules. The CC&Rs on renting, pets and renovations, read before you offer.
  • The building itself. Its age, its size, its amenities and its upkeep.

How we help you buy a Los Feliz condo

Why this works

A condo sale starts with the paperwork

From the day you sign, we order the HOA documents, open escrow and start the disclosures, so the answers a buyer needs are ready before they ask. We shoot the Matterport tour in-house and put your unit in front of the right buyers in the right places. Then you hear from us after every showing, with real, specific feedback, through closing.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Los Feliz Village, Los Feliz Knolls, Los Feliz Hills, Franklin Hills and the neighborhoods inside them.

Position. Impact. Conversion.

The E.P.I.C. framework

Four pillars on every home we take. Together they make the case for why your home is the obvious choice on the market.

  1. Equity

Where your unit stands against recent sales in your building and nearby, and what the HOA fee and reserves mean for a buyer's math, so the price is set with the whole picture.

  2. Presentation

Photography, an in-house Matterport tour and copy that explains the building as clearly as the unit, with the full HOA package and all seller disclosures available from the first day of public showings.

  3. Impact

Targeted marketing that puts your condo in front of the buyers most likely to want it, on the MLS and well beyond it.

  4. Campaign

A timed launch with the HOA documents already in hand, and a real, specific update after every showing through closing.

Buying instead?

The R.E.A.L. framework

We start by getting you ready: financing settled and the building's numbers understood, so you can act with confidence the day the right unit appears.

  1. Ready

Pre-approved and represented before we tour anything, including whether a building works for your loan type, so you can act the day the right unit appears.

  2. Educated

What your budget buys in Los Feliz, and how HOA fees, reserves and building rules fit into it, before you fall in love with a unit.

  3. Aligned

Fewer units, and better ones. We build the search on your real criteria and give you a clear read on each building.

  4. Locked

Offer strategy, the HOA document review, inspections, financing and closing, taken one step at a time.

Who is Rooster Homes™?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes.

Brandon S. Arlington has been a licensed agent since 2015 and started Rooster Homes™ as a brand in 2021. Brandon holds the ABR, MRP, Certified Probate & Trust Specialist and C2EX designations. Sarah Arlington holds a master's degree in Applied Behavior Analysis and is a Board Certified Behavior Analyst. She starts every buyer with an in-depth consultation on goals, contracts, negotiation and escrow. That way decisions feel informed before they feel urgent.

Our approach is education first. A condo comes with a building, an association and a set of rules, and we read those with you before you decide anything. When we serve, you succeed.

Which Los Feliz neighborhoods does this site cover?

This site covers every Los Feliz neighborhood with condos, in the City of Los Angeles, one neighborhood at a time. Each area page describes the place: its streets, its condo buildings and what is nearby.

Every condo and townhome building we have on file is listed in the building directory, organized by neighborhood. Brandon and Sarah live in Los Feliz Village, and our office is at 1800 Vine St.

How do we market a Los Feliz condo?

A condo buyer asks two sets of questions: one about the unit and one about the building. Our marketing answers both, so the right buyer can say yes with confidence.

The building, explained up front. We order the HOA documents the day you sign. The full HOA package and all seller disclosures are available to agents and buyers from the first day of public showings. The rules that matter to a buyer, such as parking, pets or leasing, are ready too.

A tour buyers can take from anywhere. Rooster Homes™ owns its own Matterport camera. Every listing gets a 3D tour from day one, so buyers can walk the unit and its layout before they book a showing.

You always know where things stand. The Rooster Update Standard means a real, specific update after every showing and open house, from day one on through closing.

The full plan is on selling your Los Feliz condo, and the method behind it is on how we sell a home.

What can you point to?

Specifics, not slogans. Brandon has been a licensed agent since 2015. Three of Brandon's designations center on buyer representation, military relocation, and probate and trust sales. Rooster Homes™ is also a Homes for Heroes affiliate.

Frequently Asked Questions

What does my HOA fee actually cover, and what does it not?

It depends on the building, which is why we read the budget with you before you commit. An HOA fee usually pays for the shared parts of the building: upkeep of common areas, the association's master insurance policy, management, and savings for future repairs. Some Los Feliz buildings also include water, trash or amenities like a pool or gym. What it usually does not cover is the inside of your own unit, your own condo insurance policy, and your electricity. The association's budget and CC&Rs spell out exactly what your fee pays for.

How healthy are the reserves, and why does that matter more than the monthly number?

Reserves are the association's savings for big, predictable repairs like a roof, plumbing or an elevator. A low monthly fee can look like a bargain while the reserves are underfunded, and when a large repair comes due, owners may be asked to pay a special assessment. A building with healthy reserves and a slightly higher fee is often the stronger purchase. Under California Civil Code 5550, most associations must have a reserve study done at least once every three years and reviewed every year, and we read it with you, along with the percent funded, before you remove contingencies.

What fees show up at closing when I buy a condo?

On top of the usual closing costs, a condo purchase can include fees charged by the association or its management company, such as a transfer fee, a fee for the HOA documents, and in some buildings a move-in fee or deposit. The amounts and who pays them vary by building and are negotiable in the purchase contract. We ask for the numbers early so none of them is a surprise at the closing table.

Can I rent my condo out?

Rental rules vary by building, so the answer lives in that building's CC&Rs and house rules. Some associations set a minimum lease length, some limit how many units can be rented at once, and many do not allow short-term rentals. City of Los Angeles short-term rental rules apply as well. If renting is part of your plan, we read the CC&Rs with you before you make an offer, not after.

Condo or house in Los Feliz: what actually changes?

With a condo you trade some space and privacy for a lower price of entry, shared amenities, and far less exterior upkeep, since the association handles the roof, the grounds and the common areas. In exchange you pay a monthly HOA fee, share walls, and follow the building's rules on things like renovations, pets and renting. For many first-time buyers and downsizers in Los Feliz, a condo is how they live close to Griffith Park and the shops on Vermont and Hillhurst. We walk you through both paths with real numbers.
