Los Feliz Village Condos, Block by Block

The flats south of Los Feliz Boulevard around Vermont and Hillhurst, home to the largest group of condos in Los Feliz, with seven buildings on Finley Avenue alone.

What is it like to own a condo in Los Feliz Village?

Los Feliz Village condos sit in the flat blocks south of Los Feliz Boulevard, the part of the neighborhood that grew up around the shops of Vermont Avenue and Hillhurst Avenue. The Los Feliz Neighborhood Council maps the Village as its District C. Los Feliz Boulevard is the north edge and Vermont Avenue is the west edge. Commonwealth Avenue and then Hoover Street run along the east side, and Hollywood and Sunset Boulevards close it off to the south.

No other part of Los Feliz holds as many condo buildings. The LA County Assessor's parcel roll records 17 of them here. Most are two- and three-story courtyard buildings put up between 1957 and 1974. Many began as apartment buildings and were mapped as condos later.

Unit sizes on the assessor roll run from about 540 square feet in the smallest flats to about 1,720 square feet in the largest townhome-style units. That range covers a first home, a smaller home after a house and a rental. You trade a yard for an address close to the shops and restaurants of Vermont Avenue and Hillhurst Avenue.

How does Rooster Homes™ work with Village condo owners and buyers?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. The Village is also our home. Brandon and Sarah live here, so these are the blocks we know on foot.

Selling a Village unit. Village buildings are small, and many are older conversions, so the association's documents matter from the first showing. We order the HOA documents on the day you sign, and escrow and disclosures start moving within hours too. We shoot the Matterport 3D tour in house with our own camera. In a courtyard building it shows a buyer where the unit sits against the courtyard, the stairs and the street. After every showing and open house you get a real, specific update with what buyers said. Read more about selling a condo in Los Feliz Village. If the unit is part of an estate or a trust, Brandon is a Certified Probate & Trust Specialist, and our page on probate and trust condo sales in the Village covers that path.

Buying in the Village. We follow Our 5-Step Approach to Homeownership: Meet, Understand, Explain the market, Walk the whole process and Connect. Sarah starts with an in-depth consultation. Then we read the budget, the reserve study and the CC&Rs with you before you offer. In a building that started as apartments, the reserve study is where you see what the older parts of the building will need and what has been saved for them. Start with buying a condo in Los Feliz Village, or first-time condo buyers in the Village if this is your first home.

Which condo buildings are in Los Feliz Village?

The Village's condos gather on a handful of streets. Each street has its own pattern, so it helps to think street by street.

  • Finley Avenue. Seven buildings, more than any other street in Los Feliz. Palmhurst at 4501 and Finhurst at 4507 sit side by side, 10 units each, both from 1957. Finley Manor at 4615 (6 units, 1958) and Finley Capri at 4563 (6 units, 1962) are just as small. Los Feliz Imperial at 4614 is the largest on the street, with 24 units from 1967 and an elevator. The 8-unit building at 4440 Finley dates from 1989. The 6 units at 4608 Finley are recorded as own-your-own rather than condominium.
  • Vermont Avenue. Two larger buildings close to the shops. The Los Feliz Village building at 1930 N Vermont has 30 units from 1964, the most of any Village building. Los Feliz Capri at 2030 N Vermont has 18 units from 1961 set around a courtyard.
  • Rodney Drive. Rodney Drive at 1910 is 10 townhomes from 1973 with private patios and fireplaces. Los Feliz Condominiums at 1971 Rodney has 21 units from 1974, an elevator and subterranean parking.
  • Franklin Avenue. Franklin Manor at 4408 has 6 units from 1958. Franklin Square at 4555 is 12 townhome-style units from 1982.
  • The rest. The Hillhurst at 2021 Hillhurst Avenue (10 units, 1959). An 8-unit building at 4579 Ambrose Avenue (1959) and one at 4437 Avocado Street (1991). Four units on Rosalia Road from 1923, the oldest condo stock in the Village.

Vista Los Feliz at 4343 Finley sits across Commonwealth Avenue, so it is on our Los Feliz Knolls page. For building-by-building detail, start with our Los Feliz condo building directory.

What kinds of condos will you find, and what should you check?

Village condos come in four forms, and each one sends you to a different document first.

Condo conversions. The assessor codes many Village buildings as condominium conversions. Palmhurst, Finhurst, Los Feliz Capri and The Hillhurst are among them. They were built as apartments and mapped as condos later. Read the reserve study closely for plumbing, roofs and anything original to the building.

Standard condominiums. The assessor codes Los Feliz Imperial, Los Feliz Condominiums and 4440 Finley as condominiums rather than conversions. They still need the same read of the budget and reserves.

Townhome-style units. At Rodney Drive and Franklin Square the units stack on two or three levels. The CC&Rs say who repairs what, from the patio to the roof.

Own-your-own and small lots. 4608 Finley is coded own-your-own, so the title report shows exactly what an owner holds. A newer group of four small-lot homes at 2111 Rodney Drive and 4557 Ambrose Avenue (2023) is fee simple, not a condo.

Finley Avenue itself is a multi-family street. Of its 70 parcels, the assessor lists 23 as apartment buildings of five or more units.

What is close by in Los Feliz Village?

The Village carries the neighborhood's historic main street. The Los Feliz Theater opened on Vermont Avenue in 1934 and anchors the Los Feliz Village Commercial Historic District identified by the City's SurveyLA survey. The Moreton Bay fig trees on North Vermont are City Historic-Cultural Monument No. 940. Hillhurst Avenue, once the route of an early streetcar line, is lined with shops and restaurants.

Los Feliz Boulevard forms the north edge, with its monument cedar trees and the Los Feliz Brown Derby building at 4500 Los Feliz Boulevard. Griffith Park begins across the boulevard. Los Feliz Square sits just west across Vermont, and the Los Feliz Hills rise to the north.

Frequently Asked Questions

How many condo buildings are in Los Feliz Village?

The LA County Assessor's parcel roll records 17 condo buildings in Los Feliz Village, seven of them on Finley Avenue. Most were built between 1957 and 1974. A group of four small-lot homes from 2023 on Rodney Drive and Ambrose Avenue is counted separately because it is not a condo.

Which is the largest condo building in Los Feliz Village?

The Los Feliz Village building at 1930 N Vermont Avenue is the largest, with 30 units built in 1964. Los Feliz Imperial at 4614 Finley Avenue follows with 24 units from 1967, then Los Feliz Condominiums at 1971 Rodney Drive with 21.

What is a condo conversion, and are many Village condos conversions?

A condo conversion is a building constructed as apartments and later mapped as individual condos. Many Village buildings are conversions on the assessor roll. Palmhurst, Finhurst, Los Feliz Capri and The Hillhurst are examples. In a conversion, the reserve study deserves a close read for the older parts of the building.

What does own-your-own mean for the building at 4608 Finley Avenue?

The assessor records the six units at 4608 Finley Avenue as own-your-own rather than condominium, which is a different form of ownership. The title report shows exactly what an owner holds. Tell your lender the building type early so they can confirm the loan fits.
