Franklin Hills Condos and Small-Lot Homes

The eastern hill of Los Feliz around the Shakespeare Bridge, with a handful of small condo buildings from 1990 to 2019 and small-lot homes on Bates Avenue.

What are Franklin Hills condos like?

Franklin Hills condos are few, small and all built since 1990. The assessor records four condo buildings on this eastern hill, built from 1990 to 2019, plus one group of small-lot homes from 2017. Every other home on the hill is single-family, most of them set into slopes and built one at a time.

The Los Feliz Neighborhood Council maps Franklin Hills as District E. Franklin Avenue and Tracy Street form the north edge, and Commonwealth Avenue and Hoover Street the west. Fountain Avenue closes the south. Hyperion Avenue is the east edge, and the council uses it as the line between Los Feliz and Silver Lake.

That line matters when you compare listings. A condo on the west side of Hyperion is in Franklin Hills. A condo on the east side of the street is in Silver Lake, even with the same 90027 zip code.

With four or nine units, each owner carries a larger share of every shared cost, so we read the budget and the insurance with you before you offer. We also confirm what you are buying, because the hill mixes condos with small-lot homes. Start with buying a condo in Franklin Hills, or first-time condo buyers in Franklin Hills.

What shapes the homes on this hill?

The Shakespeare Bridge made the hill what it is. Completed in 1926, it carries Franklin Avenue 262 feet across a 35-foot-deep ravine and is City Historic-Cultural Monument No. 126. Franklin Avenue became the main route west from what was then an undeveloped tract, and the hill filled in with houses built one at a time to fit the slope.

Franklin Hills has no Historic Preservation Overlay Zone and no survey historic district. Protection sits on individual monuments, address by address. The Paul Lauritz House at 3955 Clayton Avenue, on the same street as the Clayton Avenue condos, is Monument No. 784. Midtown School at 4155 Russell Avenue, a 1961 John Lautner building, is No. 553. The John and Myra Van Pelt Estate on Lyric Avenue is No. 1249.

Views come with slopes. Stairs, parking and the path from the garage to the front door are worth checking in person.
