The method
How We Sell a Los Feliz Condo
How Rooster Homes™ sells a Los Feliz condo: HOA documents ordered on day one, pricing from your building's sales and a real update after every showing.
The short version
A Los Feliz condo sale has two parts that move together. There is the unit, with its floor plan and its light. And there is the association, with its budget, its reserves and its rules. Buyers weigh both. At Rooster Homes™ we plan the sale around both from the day you sign, and we organize the work in four pillars.
Equity is the price and the reasoning behind it. It starts with recent sales inside your own building.
Presentation is how the unit and the building look and read on day one. That includes our in-house Matterport 3D tour, and the full HOA package and all seller disclosures, available to agents and buyers from the first day of public showings.
Impact is who sees the listing. The MLS, an agent email that reaches 51,000+ active agents, a Los Feliz business networking group of 9,000+ engaged members and advertising on Facebook and Instagram.
Campaign is the launch and everything after it. HOA documents are ordered the day you sign. You get a real, specific update after every showing and open house, and a weekly update through closing.
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Each section below explains one pillar. For the seller's overview first, start with selling your Los Feliz condo.
Talk With Rooster Homes™
Equity: Your price starts with the sales in your own building
Your equity is what you walk away with at closing. It starts with a list price you understand. We build that price with you, and we explain every figure behind it.
Your building comes first. Condo buyers compare units in the same building side by side. So we start with recent sales there. We match on floor plan and square footage, then on floor level, view, parking and updates. A top-floor corner unit and a ground-floor interior unit in one building can sell at very different prices, and the comparison shows why. When your building has few recent sales, we widen the search to similar buildings nearby and explain each adjustment we make.
The association is part of the price. Buyers read the monthly HOA fee right next to the mortgage payment. They also look at what the fee covers and how well the reserves are funded. A building with healthy reserves and a clear budget gives buyers confidence in the number. If a special assessment has been approved or is under discussion, we plan for it in the pricing conversation. Buyers will see it in the documents, so the price should already account for it.
The offer plan is set before launch. We agree with you in advance on how offers will be weighed. Price matters, and so do the deposit, the contingencies and the closing date. Loan type matters more with a condo than with a house, because some loans depend on the building's approval status with the lender. With the plan written down, decisions during escrow come quickly and calmly.
Estates and trusts. Brandon is a Certified Probate & Trust Specialist. When the condo is held in a trust or is part of an estate, the trustee or executor and the attorney are in the pricing conversation from the start. Our page on selling an inherited condo covers that path in more detail.
The price on the listing is the result of that work, and you will know how it was reached. This page describes our general process. It is not legal, tax or lending advice. For your own situation, talk with your CPA or attorney as well.
How We Sell a Los Feliz Condo
Presentation: Buyers see the unit and the building clearly on day one
A condo buyer asks two questions at once. How does the unit live? And how is the building run? Presentation answers both before the listing goes public.
Preparation runs in a set order. The pricing conversation decides which repairs and touch-ups are worth making. That work is finished before the photographer arrives. The photos and the 3D tour are finished before launch. We walk the unit with you and put a date on each task. If a repair touches a shared wall, the plumbing or anything else the association controls, we check the building's rules first. Many associations require approval or set work hours for that kind of project.
Professional photography. The photographer comes once the unit is ready, so every room is shot the way it will be shown. Along with the rooms, we show what condo buyers look for. The balcony or patio, the storage and the laundry. We include the building's shared spaces where the association allows photos.
An in-house Matterport 3D tour. Rooster Homes™ owns and runs its own Matterport camera, and we shoot the tour ourselves. It is part of every listing from day one. A buyer can move through the unit on a phone or laptop, see how the rooms connect and come back as often as they like. In a condo, where layout carries so much of the value, that tour does a lot of work.
The building facts, gathered up front. Condo buyers want HOA facts fast. We pull the ones they ask about first from the association's documents. The monthly fee and what it covers. Parking and storage. Pet rules and rental rules. Those answers go into the listing materials, so an agent can give a buyer a clear picture on the first call. The full HOA package follows in escrow. Our Los Feliz building guides and area guides show the kind of detail buyers look for.
A showing plan that fits the building. Buildings set their own rules for visitors, lockboxes and open houses. We learn yours before launch. Then we set a showing plan that works with the building and with your schedule.
Impact: Your condo in front of the agents and buyers already looking
Impact is who sees your listing and where they see it. Here is each channel and the job it does.
The MLS. Your condo goes into the MLS, the database Los Angeles agents search for their buyers. From there it flows to the public real estate sites buyers check every day. We time the MLS entry and the rest of the marketing so they go out together.
An agent email that reaches 51,000+ active agents. Our agent email goes to 51,000+ active agents across Los Angeles County and Orange County. One message carries the photos, the 3D tour, the showing details and the key building facts. An agent can forward it to a buyer the same day.
A Los Feliz business networking group of 9,000+ engaged members. Rooster Homes™ runs a Los Feliz business networking Facebook group with 9,000+ engaged members. Neighbors and business owners already talk about Los Feliz there. Your listing reaches them inside that conversation.
Facebook and Instagram advertising. Brandon runs our Facebook and Instagram ads himself. The ads put your condo in front of buyers on the apps they open every day. Retargeting brings the listing back to people who already viewed it. This site carries the Meta pixel and Google Analytics, so we can see which channels send buyers to your listing and put more weight there.
Buyers who tour from a distance. Some condo buyers are relocating to Los Angeles. Others are investors who live elsewhere. Both can walk the Matterport tour before they book a showing. Brandon holds the ABR and MRP (Military Relocation Professional) designations, and buyers moving on a set date are a part of our work we know well.
A listing that answers each buyer's first question. Condo buyers in Los Feliz come with different plans. A first-time buyer looks at the full monthly cost. An investor looks at the rental rules. Someone trading a house for less upkeep looks at parking, storage and what the association maintains. The listing answers each of those plainly, so the showings you get come from buyers who already like what they read.
Every channel points to the same photos, the same 3D tour and the same price. Showings and open houses each end with a real, specific update. That is the Campaign pillar, next.
Campaign: The work starts the day you sign and stays at full strength through closing
The campaign is the launch and everything after it. From day one on, we stay involved. Here is how it runs.
HOA documents ordered on day one. Within hours of signing, escrow, HOA documents and disclosures are moving. In a condo sale the HOA package matters most. Under California law, the seller provides the buyer with a set of association documents, including:
- the governing documents, such as the CC&Rs, bylaws and rules
- a written statement of the current regular and special assessments and fees
- a description of any leasing restriction, where one applies
- the past 12 months of approved board minutes, when the buyer asks for them
Once the request goes in, the association has 10 days to deliver the documents. It may charge the seller a reasonable fee for them. Ordering the package the day you sign means agents and buyers have it, with all seller disclosures, from the first day of public showings.
The first week, in order. The exact timing for your condo is set with you at signing.
- Signing day. Escrow, the HOA package and disclosures start moving.
- The Matterport tour. We shoot the 3D tour in-house with our own camera.
- The presentation. Repairs and photography are finished before anything goes public.
- The launch. The photos, the tour and the building facts are ready on the first day.
- First showings and open house. Each one is followed by a real, specific update.
- The first weekly update. The week's activity, the feedback so far and the plan ahead, in one message.
A real update after every showing and open house. Each update covers who toured, what the buyers said and what it means for the next step. In a condo sale, feedback often touches the building as well as the unit, such as the HOA fee or the parking. When a comment repeats across showings, the update tells you what we recommend and why. We call this the Rooster Update Standard.
Weekly updates through closing. Before an offer, the weekly update brings the feedback together. After an offer, it follows the sale itself. The HOA documents delivered, the buyer's review, the lender's steps and anything needed from you.
Offer review. We lay offers side by side with you. Price and deposit, contingencies and loan type, and the closing date. We walk you through each one and answer every question before you sign.

Frequently Asked Questions
When do you order the HOA documents for my condo sale?
On the day you sign. Within hours of signing, escrow, the HOA documents and disclosures are moving. Under California law the association has 10 days after a request to deliver the documents, and it may charge the seller a reasonable fee. Ordering early means the package is in buyers' hands from the first day of public showings.
Will a special assessment affect the price of my condo?
It can, so we plan for it before the price is set. An approved assessment appears in the HOA documents buyers receive. We look at how it shows up in comparable sales in your building and talk through how to handle it in the contract when offers arrive.
Who shoots the 3D tour of my condo?
We do. Rooster Homes™ owns and runs its own Matterport camera and shoots every tour in-house. We schedule the scan around your calendar and your photo day, and the tour is part of the listing from day one.
How often will I hear from you once my condo is listed?
After every showing and open house. Each update covers who toured, what the buyers said and what it means for the next step. You also get a weekly progress update from week one through closing.
Can you sell a condo that is in a trust or an estate?
Yes. Brandon is a Certified Probate & Trust Specialist. We plan the sale around the court or trust steps and the association's requirements, and we keep the trustee or executor and the attorney in the conversation from the start.
