Los Feliz Knolls Condos and Small Buildings
The east side of Los Feliz, from Los Feliz Boulevard toward the Shakespeare Bridge, with smaller condo buildings on Griffith Park Boulevard, Rowena and nearby streets.
Where are Los Feliz Knolls condos, and what sets them apart?
Los Feliz Knolls condos are spread across the eastern side of Los Feliz, Los Angeles 90027. The Los Feliz Neighborhood Council calls the area District D. Los Feliz Boulevard runs along the north and Commonwealth Avenue along the west. Franklin Avenue, Tracy Street and Hyperion Avenue form the south edge, with Riverside Drive and the 5 Freeway on the east.
The condos here are small. The assessor records 10 condo buildings, built from 1958 to 2018, and several hold fewer than a dozen units. Two hold only four, and one on Clarissa Avenue holds two. The buildings are scattered rather than grouped on one street. You find them on Griffith Park Boulevard and Rowena Avenue, on Evans and St George Streets, and on a few quieter side streets.
Much of the east side sits on the Ivanhoe tract, named in 1887, with street names drawn from Sir Walter Scott. Rowena and St George both come from his work, and so does the name of one of the condo buildings. Some streets climb, like the Waverly Drive hilltop, and others run on flatter ground.
Talk With Rooster Homes™
How does Rooster Homes™ help in the Knolls?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. In the Knolls, the size of the association shapes most of our work.
Small associations, read closely. In a building with four or eight units, each owner carries a larger share of every shared cost. We read the budget, the reserves and the insurance with you, and we write down the questions for the board and get them asked. We also confirm whether the home is a condo at all, because the Knolls mixes condos with small-lot homes that look alike from the street. Our pages on buying a condo in Los Feliz Knolls and investing in a Knolls condo go deeper.
Layouts that need a tour. Tri-level townhomes on Evans Street, lofts on Rowena and split units on a slope are hard to read from photos. We shoot the Matterport tour in house, so a buyer sees how the levels connect before the first visit. For a seller, the HOA documents are ordered on the day you sign. You get a real, specific update after every showing and open house. See selling a condo in Los Feliz Knolls.
Timelines with room in them. Moving from a house on one of these hills to something smaller? Our page on downsizing into a Knolls condo lays out the order of steps. For a unit held in an estate or a trust, see probate and trust condo sales in the Knolls.

Condo, townhome or small-lot home?
The Knolls holds three groups of small-lot homes, and they are easy to mistake for townhomes. A small-lot home sits on its own subdivided lot. The owner holds the home and the land under it, not a unit in a condo.
- Rowena Walk, 3223 to 3231 1/2 Rowena Avenue: 10 three-story homes with private two-car garages and roof terraces.
- 3341 1/2 to 3345 1/2 Rowena Avenue: two homes from 2011.
- 3254 to 3258 Colony Circle: three homes from 2020.
Some small-lot groups share a driveway or other common areas under recorded rules, and the title report shows what applies. Beyond these, the Knolls is mostly single-family homes, many from the 1900s through the 1950s. The condo buildings sit among them rather than in a separate district.
What is close to the Knolls?
Griffith Park lies across Los Feliz Boulevard and Riverside Drive. The William Mulholland Memorial Fountain, City Historic-Cultural Monument No. 162, marks the corner where the two meet. At Hyperion and Rowena, the Rowena Reservoir ponds sit above an underground water tank run by LADWP. On the southern edge, the 1926 Shakespeare Bridge carries Franklin Avenue across a ravine. John Marshall High School is at 3939 Tracy Street.
The shops on Hillhurst Avenue are just west of Commonwealth in Los Feliz Village. Franklin Hills begins south of Franklin Avenue and Tracy Street. The 5 Freeway runs along the east edge.
