Investing in a Los Feliz Knolls Condo
Rental rules checked building by building, and 1031 exchange timing mapped alongside your CPA.
What should an investor know about the Knolls first?
Investing in a Los Feliz Knolls condo means choosing between very different kinds of property on the same few streets. The county assessor records 10 condo buildings here, from a 27-unit building on Griffith Park Boulevard to a two-unit building on Clarissa Avenue. There are also three groups of small-lot homes, which are houses on their own lots rather than condos.
Each kind answers the rental question differently. In a condo, the association's CC&Rs decide whether and how you can lease. In a four-unit building, your unit usually carries a quarter of the votes. Your voice on those rules is larger, and so is your share of every repair. With a small-lot home, the rules come from whatever covenants are recorded on the tract, and we read those on title.
No Knolls building publishes its leasing rules on the pages we have checked. We read them for each unit before you write an offer.
Talk With Rooster Homes™
How does Rooster Homes™ help a Knolls investor decide?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We represent landlords and tenants on leases as well as buyers, so we know what a renter asks on a tour.
Every unit gets one page of numbers: price, fee, special assessments, insurance, property tax, a rent estimate from comparable leases and vacancy between tenants. We compare a Knolls unit against the others you are considering on the same page.
Exchanges run on your CPA's and qualified intermediary's dates. We plan the search and the offer around them. See how we help you buy in Los Feliz for the full method.
How do Knolls properties compare for a rental?
Newer infill. The four units on Monon Street date to 2017, from 1,351 to 2,080 square feet. The two on Clarissa Avenue date to 2018, at 2,290 to 2,370. Newer construction can mean fewer near-term repairs, and a very small association means each owner carries a large share of what does come.
The mid-size buildings. The Park, at 3315 Griffith Park Boulevard, has 27 units from 1976. One recent listing there showed earthquake insurance among the items the fee covers. Vista Los Feliz on Finley Avenue has 24 units from 1963. More owners spread shared costs further. If a leasing cap applies, more units share it.
The 1950s buildings. Ivanhoe on St. George Street and Park Imperial on Griffith Park Boulevard date to 1958 and 1959. The reserve study shows what their owners have replaced and what is coming.
Small-lot homes. Rowena Walk, at 3223 to 3231 1/2 Rowena Avenue, holds 10 homes finished in 2020. Colony Circle and another pair on Rowena add five more. They are not condos. Lenders, insurers and tenants treat them as houses.
Unit counts and years are from the LA County Assessor. See the full list in our building directory.
What are the steps for buying a Knolls rental?
- Pick the kind of property. Condo flat, townhome or small-lot home. Your CPA confirms the tax side, and your lender confirms financing for an investment purchase.
- Read the rules before the tour. We ask the listing agent for the CC&Rs or recorded covenants and the seller's rental statement.
- Run the numbers. One page per unit, side by side.
- Write with time to read. An initial deposit of about 3% of the price goes to the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer.
- Confirm with the association and the City. We ask whether a leasing cap applies and whether the unit can be leased at closing. Whether City of Los Angeles rent rules apply depends on the building and the unit, so we point you to the City's housing department before you remove contingencies.
- Lease it. When you are ready for a tenant, we can represent you on the lease.
Renters will notice Griffith Park across Los Feliz Boulevard and Riverside Drive, and the Hillhurst Avenue shops just west of Commonwealth. More on the Los Feliz Knolls guide.

Frequently Asked Questions
How does a small association affect a rental condo in the Knolls?
Your share of votes and costs is larger. In a four-unit building, each unit usually carries a quarter of the vote and a larger share of each repair than in a 27-unit building. We read the budget, the reserves and the leasing rules before you offer.
Can I rent out a small-lot home on Rowena Avenue?
It depends on any covenants recorded on the tract and on City of Los Angeles rules. Small-lot homes are not condos, so there may be no CC&Rs in the usual sense. We read what is recorded on title and point you to the City to confirm.
Can a Knolls condo be part of a 1031 exchange?
Many investors buy condos through an exchange. Whether your sale and purchase qualify, and your deadlines, are questions for your CPA and qualified intermediary. We plan the Knolls search around the dates they give you.
