Investing in a Los Feliz Hills Condo
Rental rules checked building by building, and 1031 exchange timing mapped alongside your CPA.
What makes the Hills a different investment question?
Investing in a Los Feliz Hills condo means investing on Los Feliz Boulevard, just below Griffith Park. It also means choosing between associations of very different sizes. Los Feliz Towers has 196 units, according to the county assessor. The other five Hills condo buildings have 3 to 29 units each.
A large association and a small one handle renting differently. In a building with 196 owners, the leasing rules in the CC&Rs apply to many units at once, and a single owner's vote carries little weight. In a building of 12, each owner's vote counts for more. None of the Hills buildings publish their leasing rules on the pages we have checked. California requires the seller to hand you a statement of any rental prohibitions, and we read it with the CC&Rs before you write.
The Hills also has one building to set aside. Los Feliz Plaza, at 3949 Los Feliz Boulevard, is often listed as a condo. The assessor records it as a single 102-unit apartment building from 1972.
Talk With Rooster Homes™
How does Rooster Homes™ help Hills investors?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We represent landlords and tenants on leases too, so we read a building's rules the way both sides of a lease will.
We put every unit's numbers on one page: price, fee, special assessments, insurance, property tax, a rent estimate from comparable leases and time between tenants. A unit either works on paper or it does not, and you see why.
If you are in a 1031 exchange, your CPA and qualified intermediary set the dates. We plan the search around them. The buying method is on how we help you buy in Los Feliz.
What should an investor read for a Hills building?
- The leasing section of the CC&Rs. Caps on rented units, waiting lists, minimum lease terms and short-term rental bans.
- What the fee covers. In a staffed building it can cover a great deal. One 2026 Los Feliz Towers listing named the concierge, security, earthquake insurance, gas, water, trash and sewer among its fee items. Another named fewer. The unit's own documents settle it.
- Move-in rules and fees. A 14-story building with a concierge will have a process for each new tenant. Those steps add time at every turnover.
- The reserves. Towers from 1966 and a 1959 building like Glen Feliz each have large systems to plan for. The reserve study shows how well the owners are saving.
- The master policy. A landlord's condo policy covers different things from an owner-occupant's. Your insurance agent should see the association's policy.
- The City's rules. The City of Los Angeles has its own short-term rental and rent rules. We point you to the City's housing department to confirm which apply before you remove contingencies.
How do Hills units compare for renting?
The Towers. Units run from about 780 to 1,900 square feet, with a heated pool, a fitness center, saunas and a 24-hour concierge listed. The Greek Theatre, the Griffith Observatory and Fern Dell are directly north.
The smaller west-end buildings. Los Feliz Condos II at 4321, with 18 units from 1978, lists in-unit laundry and secured parking. Los Feliz Villas II at 4301, with 15 townhome-style units from 2005, lists a fitness room and guest parking.
The east end. Glen Feliz on Huxley Street has 29 units from 1959, from 560 to 1,313 square feet. Fountain View Estates has 12 units from 1984 and lists an elevator and in-unit laundry.
Every unit sits on a main road with the park above it. We weigh the side of the building a unit faces as part of the numbers. See each building in our building directory and the setting on the Los Feliz Hills guide.

Frequently Asked Questions
Can I rent out a unit in Los Feliz Towers?
The association's CC&Rs decide that, and they are not published on the pages we have checked. We read the seller's rental statement and the CC&Rs for the unit you are considering, then confirm with the association during escrow whether any cap or waiting list applies.
Can I buy a unit at Los Feliz Plaza as a condo?
The county assessor records Los Feliz Plaza at 3949 Los Feliz Boulevard as a single 102-unit apartment building from 1972, not as condos. We treat it as a rental building unless the title shows otherwise, and we check before you spend time on it.
What does a staffed building add to an investor's costs?
Usually a larger monthly fee, because it pays for staff, amenities and insurance on shared areas. It may also add move-in steps for each new tenant. We put every cost next to the rent estimate so you can see the whole picture.
Los Feliz Hills
What investors & rentals looks like in Los Feliz Hills
The hillside north of Los Feliz Boulevard. Its condos all sit on or beside the boulevard, led by the two 14-story Los Feliz Towers.
The Los Feliz Hills rise north of Los Feliz Boulevard toward Griffith Park. The hillside streets are single-family, so the condos here sit along the boulevard itself, from Los Feliz Towers near Hillhurst to a small group of buildings at the east end near Griffith Park Boulevard.
- The homes
- 6 condo buildings, all on or beside Los Feliz Boulevard: Los Feliz Towers (196 units in two 14-story towers, 1966), smaller buildings from 1959 to 2005, and a few near the east end at Huxley and Lambeth Streets. The hillside streets above are single-family (LA County Assessor parcel records, 2026-09-23).
- Getting around
- Curving hillside streets follow the contours of the foothills, with several public stairways including the Los Feliz Heights Steps (HCM #657).
- Nearby
- Griffith Park, the Griffith Observatory, the Greek Theatre and Fern Dell sit directly north. The Oaks and Laughlin Park are the neighboring enclaves.
- The trade-off
- The condos sit on Los Feliz Boulevard itself, a main east-west road, with the quieter curving hillside streets and Griffith Park just above.
