Downsizing Into a Condo in Los Feliz Knolls
Less upkeep, one plan: the sale of your house and the purchase of your condo, sequenced together.
Can you downsize in the Knolls without giving up much space?
Downsizing into a condo in Los Feliz Knolls can mean less upkeep without a small floor plan. Several Knolls condos are close to house size, according to the county assessor. The two units on Clarissa Avenue, from 2018, run from 2,290 to 2,370 square feet. The largest unit at Park Imperial on Griffith Park Boulevard reaches 2,494. The four units on Wood Terrace date to 1973 and run up to 2,335. The four on Monon Street date to 2017 and reach 2,080.
What changes is the work. The association takes on the roof, the shared structure and the grounds, and you pay a monthly fee for that care. Griffith Park stays close, across Los Feliz Boulevard and Riverside Drive.
If you already live in the Knolls, you may not have to leave the streets you know. We plan the sale of your house and the purchase of your condo as one move.
Which Knolls buildings make daily life easier?
An elevator. The Park at 3315 Griffith Park Boulevard is a 27-unit building from 1976. Its listings show an elevator, subterranean parking and a spa. Vista Los Feliz at 4343 Finley Avenue, 24 units from 1963, lists an elevator and storage lockers. The tri-level townhomes at 3712 Evans Street list an elevator as well, which is unusual for a townhome.
Laundry and parking inside the building. Los Feliz Villas at 3372 Rowena Avenue, 10 units from 1984, lists secured underground parking and in-unit laundry.
A pool and a garden. Park Imperial, 11 units from 1959, lists a community pool and a courtyard garden. It is a two-story building, so ask which units have stairs.
Amenities come from listing records. We confirm each one, and the rules that go with it, in the association's documents. See all ten buildings in our building directory.
How does Rooster Homes™ run a two-sided move?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We handle your sale and your purchase together, on one calendar.
First we choose the order with you. Selling first gives you exact proceeds before you buy, and a rent-back can let you stay on after closing. Buying first lets you move once, if your finances or your lender's gap loan allow it. Buying with a sale contingency ties the condo to your house sale. We tell you how each will read to a condo seller.
Then both sides run. Your house listing starts the day you sign, with our in-house Matterport tour and a real update after every showing, as laid out on how we sell a Los Feliz home. On the condo side, Sarah's consultation turns your wish list into buildings. We read the budget, the reserves and the rules with you before you offer. The buying steps are on how we help you buy in Los Feliz.
What should a Knolls downsizer check before moving?
- Street and slope. Some Knolls streets are hillside and some are flat. Walk from the parking to the door with a bag of groceries.
- Stairs inside the unit. Townhomes on Griffith Park Boulevard and Evans Street spread across two or three levels.
- The freeway edge. The 5 Freeway runs along the eastern side. Visit the unit at the hours you will be home.
- Moving rules. Elevator buildings may ask for a reservation or charge a move-in fee. We ask early.
- Pets and remodels. The CC&Rs can limit both. We read them before you offer.
- Property tax. Ask your CPA whether a California property tax base transfer could apply to your move.
The Rowena Reservoir ponds at Hyperion and Rowena and the Mulholland Memorial Fountain at the northeast corner are part of the neighborhood, as the Los Feliz Knolls guide shows.
