Downsizing Into a Condo in the Los Feliz Hills
Less upkeep, one plan: the sale of your house and the purchase of your condo, sequenced together.
What does downsizing look like in the Los Feliz Hills?
Downsizing into a condo in the Los Feliz Hills often means moving down the hill, not out of it. The Hills are single-family above Los Feliz Boulevard, and every condo in the Hills sits on the boulevard below. If you live on a hillside street now, you can trade the stairs, the slope and the upkeep for a condo within sight of the same park.
The Hills give a downsizer two very different choices. One is a staffed high-rise with an elevator, a concierge and a pool. The other is a smaller low-rise building, some with an elevator and some with stairs. Both sit below Griffith Park, the Greek Theatre and the Griffith Observatory.
We plan your house sale and your condo purchase as one move, from the first conversation.
Which Hills buildings make life simpler?
Los Feliz Towers. Two 14-story towers at 4411 and 4455 Los Feliz Boulevard, 196 units from 1966, from about 780 to 1,900 square feet. Listings show a 24-hour concierge, a heated pool, a fitness center and saunas. Every unit is reached by elevator.
Fountain View Estates. 12 units from 1984 at 3663 Los Feliz Boulevard, from 1,270 to 1,530 square feet. Listings show an elevator, secured parking and in-unit laundry, in a far smaller building.
Los Feliz Condos II. Its 18 units at 4321 Los Feliz Boulevard were built in 1978 and run from 1,283 to 1,650 square feet. Listings show in-unit laundry and secured parking.
Los Feliz Villas II. Its 15 townhome-style units at 4301 were built in 2005 and run up to 1,710 square feet. They spread over three stories, so there are stairs inside.
Sizes and years are from the LA County Assessor. Amenities come from listing records, and we confirm them for your unit. See our building directory.
How does Rooster Homes™ plan both halves of the move?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes.
Your house. A hillside home is shown best when a buyer can see how it sits on its lot. Our in-house Matterport tour lets them walk it in 3D from day one. The work starts the day you sign, and you get a real, specific update after every showing and open house. The listing method is on how we sell a Los Feliz home.
Your condo. Sarah's consultation turns how you want to live into a short list. We read the budget, reserves and rules with you before you offer. The buying steps are on how we help you buy in Los Feliz.
The order. Sell first and know your proceeds, with a rent-back if you need time. Buy first and move once, if your finances or your lender allow it. Or buy with a sale contingency. We compare them against your numbers and your move date.
What should you plan for in a Hills condo?
- The elevator on moving day. A 14-story building will have rules for reserving it and may charge a move-in fee. We ask for them early.
- Your furniture. A condo floor plan and the 3D scan of your house show what fits before the movers come.
- Storage and parking. Ask which space and which storage come with the unit.
- Pets. Los Feliz Towers listings say pets are allowed under association rules. Every building has its own limits, and we read them before you offer.
- The side of the building. A unit facing the boulevard and one facing the hillside feel different. Visit both.
- Property tax. Ask your CPA whether a California property tax base transfer could apply.

Frequently Asked Questions
Can I downsize from a Los Feliz Hills house and stay in the Hills?
Yes. Every condo in the Hills sits on Los Feliz Boulevard, just below the hillside streets and Griffith Park. We plan the sale of your house and the purchase of your condo together, so both run on one calendar.
Which Los Feliz Hills condos have an elevator?
Los Feliz Towers has elevators in both of its 14-story towers, and listings for Fountain View Estates at 3663 Los Feliz Boulevard show an elevator too. Los Feliz Villas II has townhome-style units over three stories. We confirm access for every unit.
How big are the units at Los Feliz Towers?
About 780 to 1,900 square feet, according to county assessor records for its 196 units. The largest units give a downsizer room for more of their furniture, and we check a floor plan against your pieces before you offer.
Los Feliz Hills
What downsizing looks like in Los Feliz Hills
The hillside north of Los Feliz Boulevard. Its condos all sit on or beside the boulevard, led by the two 14-story Los Feliz Towers.
The Los Feliz Hills rise north of Los Feliz Boulevard toward Griffith Park. The hillside streets are single-family, so the condos here sit along the boulevard itself, from Los Feliz Towers near Hillhurst to a small group of buildings at the east end near Griffith Park Boulevard.
- The homes
- 6 condo buildings, all on or beside Los Feliz Boulevard: Los Feliz Towers (196 units in two 14-story towers, 1966), smaller buildings from 1959 to 2005, and a few near the east end at Huxley and Lambeth Streets. The hillside streets above are single-family (LA County Assessor parcel records, 2026-09-23).
- Getting around
- Curving hillside streets follow the contours of the foothills, with several public stairways including the Los Feliz Heights Steps (HCM #657).
- Nearby
- Griffith Park, the Griffith Observatory, the Greek Theatre and Fern Dell sit directly north. The Oaks and Laughlin Park are the neighboring enclaves.
- The trade-off
- The condos sit on Los Feliz Boulevard itself, a main east-west road, with the quieter curving hillside streets and Griffith Park just above.
