Downsizing Into a Condo in Los Feliz Village
Less upkeep, one plan: the sale of your house and the purchase of your condo, sequenced together.
What does downsizing into a Village condo look like?
Downsizing into a condo in Los Feliz Village trades a yard and a roof to look after for a home at the center of Los Feliz. The Los Feliz Theater, the Vermont Avenue shops and the Moreton Bay fig trees on North Vermont are part of daily life here. The association looks after the roof, the grounds and the shared walls, and your monthly fee pays for that care.
The Village gives a downsizer three shapes of home to choose from. There are courtyard flats in two-story buildings from the late 1950s. There are elevator buildings with parking underneath. And there are townhomes with their own entries and patios. Each one asks something different of you on an ordinary day, so we tour all three before you decide.
The plan covers both sides of the move. Your house sale and your condo purchase run on one calendar from the first conversation.
Which Village buildings fit a simpler life?
One level, with an elevator. Listings for Los Feliz Imperial at 4614 Finley Avenue, a 24-unit building from 1967, show an elevator and central air. The 21-unit Los Feliz Condominiums at 1971 Rodney Drive, from 1974, list an elevator and subterranean parking.
More room, with stairs inside. The 10 townhomes at 1910 Rodney Drive date to 1973 and run from 1,190 to 1,470 square feet across two stories. Listings show fireplaces and private patios. Franklin Square at 4555 Franklin Avenue, from 1982, runs from 1,283 to 1,721 square feet over three stories.
Larger flats in small buildings. The 8 units at 4440 Finley date to 1989 and measure about 1,430 square feet each. Listings show subterranean parking and in-unit laundry. The 8 units at 4437 Avocado Street, from 1991, are about 1,355 square feet. Finley Capri's 6 units reach 1,411.
Sizes and years are from the LA County Assessor. Amenities come from listing records, and we confirm each one on the unit you choose. See all of them in our building directory.
How does Rooster Homes™ plan your sale and your purchase?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. One team runs both halves of your move.
The house. The work starts the day you sign, with escrow and disclosures moving within hours. Our in-house Matterport tour is part of the listing from day one. After every showing and open house, you get a real, specific update on how it went. We call it the Rooster Update Standard, and the method is on how we sell a Los Feliz home.
The condo. Sarah's consultation turns the way you want to live into a short list of Village buildings. We read the budget, the reserves and the rules with you before you offer. The buying steps are on how we help you buy in Los Feliz.
The order. You can sell first, buy first, or buy with a sale contingency. Selling first can include a rent-back so you stay in the house after closing. We compare the three against your numbers and your move date, and ask your lender what is possible.
What changes when a house becomes a Village condo?
Furniture. The Matterport scan of your house and the floor plan of the condo let you decide what comes along before moving day.
Storage. Some buildings list storage, such as 1930 North Vermont. Many do not. Ask where the holiday boxes will go.
Moving day. A two-story courtyard building means carrying boxes up a flight of stairs and across a courtyard. An elevator building may ask you to reserve the elevator. We read the move-in rules early.
Pets and projects. The CC&Rs can limit pets and set rules for flooring and remodels. We read them before you offer.
Taxes. Ask your CPA early whether a California property tax base transfer could apply to your move. It can change the math.
The Los Feliz Village guide shows what sits around each building.

Frequently Asked Questions
Are there Los Feliz Village condos with elevators?
Yes. Listings for Los Feliz Imperial at 4614 Finley Avenue and Los Feliz Condominiums at 1971 Rodney Drive show elevators. Many of the Village's two-story courtyard buildings have stairs only, so we confirm access for every unit you consider.
Is a townhome or a flat better for downsizing in the Village?
It depends on how you live. Townhomes such as 1910 Rodney Drive and Franklin Square offer more space and private entries, with stairs inside. A flat in an elevator building keeps everything on one level. We tour both kinds so you can feel the difference.
Can Rooster Homes™ sell my house and help me buy a Village condo?
Yes. One team handles both sides, so the sale and the purchase share one calendar. You get a real update after every showing on the house, and we read the condo's documents with you before you offer.
