What can a first-time buyer find in Los Feliz Knolls?
For first-time condo buyers in Los Feliz Knolls, the good news is choice of shape. The Knolls has flats, two-story townhomes and tri-level townhomes, most in small buildings on quiet side streets. Several start under 1,000 square feet, according to the county assessor:
- Ivanhoe, 2915 St. George Street: 8 units from 1958, 700 to 1,010 square feet.
- Park Imperial, 3320 Griffith Park Boulevard: 11 units from 1959, starting at 935.
- Griffith Park Townhomes, 3314 Griffith Park Boulevard: 5 two-story units from 1972, 944 to 1,238.
- Vista Los Feliz, 4343 Finley Avenue: 24 units from 1963, 973 to 1,234.
- Los Feliz Villas, 3372 Rowena Avenue: 10 units from 1984, starting at 997.
A small building is a good classroom. With five or ten owners, you can see exactly how the association works, who does what and where the fee goes.

How does Rooster Homes™ teach a first-time Knolls buyer?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We teach before we tour.
Sarah's consultation comes first. She walks you through your goals, how an offer is built and what happens in escrow, and she translates the jargon as it comes up. Brandon holds the Accredited Buyer's Representative (ABR) designation, and the Military Relocation Professional (MRP) designation for buyers moving on orders.
Rooster Homes™ is a Homes for Heroes affiliate too. Firefighters, teachers, law enforcement, healthcare workers, military members and veterans can ask how it applies.
Our whole buying method is on how we help you buy in Los Feliz.
What does a first-time buyer need to learn about a Knolls townhome?
What "townhome" means on paper. Griffith Park Townhomes, the tri-level units at 3712 Evans Street and parts of Los Feliz Villas on Rowena are townhome style. On a condo map, you still own the unit and share the land and structure through the association. The CC&Rs say exactly where your part ends. That line decides who pays for a leak in a wall or a crack in a patio.
Why a small association matters. In a five-unit building, one owner who falls behind on dues is a fifth of the budget. Ask how many owners are current and whether the association has a reserve study.
Why the loan cares about the building. Some loan programs, including FHA and VA, look at the condo project as well as you. We check the building's status before you write an offer, and your lender confirms it.
Which inspection to get. Your inspector looks at the unit. In a townhome that may include more of the structure than in a flat, depending on the CC&Rs. The shared parts show up in the association's records.
What are the steps, from budget to keys?
- Your number. Mortgage, property tax, the HOA fee, your own insurance and a repair cushion, added together before you tour.
- Your pre-approval. Tell the lender it is a condo or townhome.
- Your agreement. A written buyer representation agreement with Rooster Homes™, read with you line by line before the first showing.
- Your short list. We tour the Knolls buildings that fit, and walk 3D tours with you first where a listing has one.
- Your offer. We explain every line and every counter.
- Your escrow. An initial deposit of about 3% of the price goes to the escrow company. Brandon typically writes an inspection period of 7 to 10 days, set in each offer. We read the association's documents with you before you remove contingencies.

Frequently Asked Questions
Which Los Feliz Knolls condos are under 1,000 square feet?
Assessor records show units under 1,000 square feet at Ivanhoe on St. George Street, Park Imperial and Griffith Park Townhomes on Griffith Park Boulevard, Vista Los Feliz on Finley Avenue and Los Feliz Villas on Rowena Avenue. Availability changes, so we watch those buildings for you.
Does a very small condo building still have an HOA?
It usually has an association and governing documents, even with only a few owners. The records may be simpler than a large building's. We ask for what exists, read it with you and write down any gaps as questions before you remove contingencies.
Is a townhome in the Knolls owned like a house?
Not when it is on a condo map. You own the unit and share the land and structure through the association. Small-lot homes on Rowena Avenue and Colony Circle are different, because each sits on its own lot.
