First-Time Condo Buyers in Los Feliz: Your First Home, Explained
Your first home, explained step by step, from what you can afford to what the HOA documents really say.
What does buying your first condo in Los Feliz mean?
For many first-time condo buyers in Los Feliz, a condo or townhome is the way into the neighborhood. Owning one works a little differently from owning a house. You own your unit from the walls in. The association owns and looks after the shared parts, such as the roof, the hallways, the grounds and the pool if there is one. Every owner pays a monthly fee toward that work.
That fee is part of your housing cost, so a first budget has five lines, not one. There is the mortgage payment, the property tax and the HOA fee. There is also your own condo insurance and a cushion for repairs inside the unit. We build your price range from all five so the number you tour at is a number you can live with.
No question is too basic here. Every step gets explained before you take it, and every decision stays yours.

How does Rooster Homes™ teach first-time buyers?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216). We start with education, not showings. Sarah gives every buyer an in-depth consultation before the first tour. It covers what you want the home to do for you, how an offer works and what happens in escrow. It uses plain language, and industry terms get translated as they come up.
Brandon holds the Accredited Buyer's Representative (ABR) designation, which centers on representing buyers. He also holds the Military Relocation Professional (MRP) designation for buyers moving on orders.
Rooster Homes™ is also a Homes for Heroes affiliate. If you work as a firefighter, teacher, law enforcement officer or healthcare worker, or you serve or have served in the military, ask us how the program works on your purchase.
Our full buying method is on how we help you buy in Los Feliz.
What are the steps for a first-time condo buyer?
- Set your budget with all five costs. We sit down with your numbers, including the typical HOA fee range for the buildings you like. You get: a price range with the monthly total spelled out.
- Get pre-approved, and say the word condo. A lender pre-approval shows sellers you are ready. Tell your lender you are shopping for a condo, because some loan programs look at the building too. If you plan to use FHA or VA financing, we check whether a building is approved before you write an offer.
- Sign your buyer agreement. Before the first showing you sign a written buyer representation agreement with Rooster Homes™. We go through it line by line and answer every question first.
- Learn the HOA basics before you tour. The glossary below is where we start. You get: the questions to ask at every open house.
- Tour with a short list. We walk 3D tours with you where a listing has one, then visit the best fits in person.
- Write the offer. We explain every line and every counter that comes back.
- Open escrow. You place an initial deposit of about 3% of the price with the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer. A condo inspection looks at the unit itself. The shared parts of the building show up in the reserve study and the association's records, which we read with you.
- Close and connect. You get your keys, and our network of inspectors, lenders and contractors stays open to you.
This describes our general buying process. It is not legal, tax or lending advice.
What do the HOA words mean?
These are the terms you will see in a condo listing and in escrow, in plain language.
- HOA. The homeowners association. Every owner is a member, and an elected board runs it.
- CC&Rs. The covenants, conditions and restrictions. This is the rulebook for pets, renovations, parking and renting.
- Budget. The association's yearly plan for what it collects and what it spends.
- Reserve study. A report on when the big parts of the building will need work and what that work will cost.
- Percent funded. How the money saved so far compares with what the reserve study says should be saved by now.
- Special assessment. A one-time charge to owners for a cost the regular fee and the reserves do not cover.
- Master policy and HO-6. The association insures the building. You insure the inside of your unit and your belongings with your own policy, often called an HO-6.
- Transfer and move-in fees. Charges some associations set for a sale or a move. The documents show which apply.
- Board minutes. Notes from board meetings. They show repairs being planned and questions owners have raised.

Frequently Asked Questions
Do I need 20 percent down to buy a condo?
Not always. Down payment requirements depend on the loan program, and for some programs the building has to qualify too. Your lender confirms your options, and we check the building's status before you write an offer.
What does the HOA fee pay for?
It depends on the building. The fee commonly goes toward shared costs such as the building's insurance, upkeep of common areas and savings for future repairs. Some buildings also include utilities or amenities. We show you the exact list for every unit you consider.
Should I get an inspection on a condo?
Yes, we recommend one. An inspector looks at the unit itself: plumbing fixtures, electrical, appliances and windows. The shared parts of the building are covered through the reserve study and the association's records, which we read with you.
