First-Time Condo Buyers in Los Feliz Square

Your first home, explained step by step, from what you can afford to what the HOA documents really say.

Where does a first condo fit in Los Feliz Square?

For first-time condo buyers in Los Feliz Square, the smaller units are the natural starting point. The area west of Vermont Avenue is mostly single-family, but three condo complexes sit among the houses. The smallest units on record are at Berendo Vista, 1755 N. Berendo Street, where the county shows units from 579 to 1,286 square feet.

A first purchase here comes with a benefit that is easy to overlook. The Village shops and restaurants sit just east across Vermont Avenue, and Griffith Park is north of Los Feliz Boulevard. You buy a smaller home with a lot of neighborhood around it.

What should a first-time buyer know about each complex?

Berendo Vista. 18 units, built in 1962 as apartments and later mapped as condos. A conversion can be a sensible first home. The questions are about the building: how the association has kept up the plumbing, roof and common areas, and what it has saved for the next round. The reserve study and the last year of board minutes answer those.

Ambrose Villas. 17 units on Ambrose Avenue, built as condos in 2007, from 1,300 to 1,520 square feet. The units are larger, so the price usually is too. Some first-time buyers stretch to a larger unit to avoid a second move later. We run that math with you.

The new six-unit map near Franklin and Vermont. The parcels were created in 2023. A brand-new association may still be settling its budget. Ask how the fee was set and who manages the association.

The New Hampshire Avenue small-lot homes. Six homes from 2017, each on its own lot. They are not condos, and the documents you read are different.

How does Rooster Homes™ guide a first purchase?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216). Education comes first. Sarah's consultation covers your goals, how offers work and what happens in escrow before you see a single unit. Every HOA term gets explained as it comes up.

Brandon holds the Accredited Buyer's Representative and Military Relocation Professional designations. Rooster Homes™ is a Homes for Heroes affiliate, so if you serve as a firefighter, teacher, law enforcement officer, healthcare worker, service member or veteran, ask how it works on your purchase.

Your first steps are in the Ready stage of our buying method: pre-approval, a written buyer representation agreement and a check of whether a building works with your loan.

What are your first-condo steps here?

  1. Price the whole month. Mortgage, property tax, HOA fee, your condo insurance and a repair cushion. The fee is part of what you can afford.
  2. Get pre-approved as a condo buyer. Some loan programs review the building, so tell your lender the addresses you like.
  3. Tour both sides of Vermont. Three complexes is a short list. We add Village buildings in your range so you compare more than one or two units.
  4. Read before you offer. We ask the listing agent for the association documents they have, and we read the fee, reserves and rules with you.
  5. Offer and open escrow. An initial deposit of about 3% goes to escrow. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer.
  6. Close and connect. Our network of inspectors, lenders and contractors stays open to you after closing.

This describes our general process. It is not legal, tax or lending advice.

The county's records show units from 579 square feet at Berendo Vista, 1755 N. Berendo Street. Its 18 units run up to 1,286 square feet. Ambrose Villas units start at 1,300 square feet.

Is a 1962 condo conversion a good first home?

It can be. The building's age matters less than how it has been cared for. We read the reserve study, the budget and the recent board minutes with you to see what has been repaired and what is planned.

Should I also look across Vermont Avenue?
