Los Feliz Square Condos West of Vermont

West of Vermont between Hollywood and Los Feliz Boulevards, mostly Period Revival homes, with the Ambrose Villas and Berendo Vista condos.

Where is Los Feliz Square?

Los Feliz Square condos are few, set among a neighborhood of Period Revival houses. Los Feliz Square is the part of Los Feliz west of Vermont Avenue, between Hollywood Boulevard and Los Feliz Boulevard. The Los Feliz Neighborhood Council calls it District B. Hollywood Boulevard is the south edge and Vermont Avenue is the east edge. Los Feliz Boulevard runs along the north, and Normandie Avenue, Ambrose Avenue and Edgemont Street trace the west.

The name also belongs to the City. Its SurveyLA historic resources survey identified a Los Feliz Square Single-Family Residential Historic District of about 108 Period Revival homes. It also identified a Los Feliz Square Multi-Family Residential Historic District. No condo building carries the Los Feliz Square name, so a listing that uses it is naming the area.

Most of the Square is single-family. Condos here come down to two established buildings, one newer tract and a row of small-lot homes.

How does Rooster Homes™ work in Los Feliz Square?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. The Square sits just across Vermont Avenue from the Village where we live, so we work it often.

For a buyer. With only a few condo buildings here, we can widen your search to units across Vermont too. We lay the buildings side by side for you: the year built, the unit sizes, the parking and what each association's documents say. Then you choose a building before you choose a unit. See buying a condo in Los Feliz Square and first-time condo buyers in Los Feliz Square.

For a seller. A unit in a small pool of buildings needs to show what sets it apart. We shoot the Matterport tour in house and order the HOA documents the day you sign. After every showing and open house you get a real, specific update with the buyer feedback and what it means. Read selling a condo in Los Feliz Square.

Estates, downsizing and rentals. Brandon is a Certified Probate & Trust Specialist, and our page on probate and trust condo sales in the Square walks through that process. What kinds of homes surround these condos?

The Square is mostly single-family, and the houses are older than the condos among them. Ambrose Avenue shows the pattern. Of its 124 parcels, the assessor codes 94 as single residences, with 14 apartment buildings and a few two- to four-unit properties. The median year built on the street is 1926.

Part of Ambrose sits inside the single-family historic district SurveyLA identified. The homes on it include designs by Paul R. Williams, among them 5112 Ambrose Avenue. On Finley Avenue west of Vermont, 4916 Finley is a contributor to the same district.

A condo here sits among houses from the 1920s. The two established buildings come from two different eras, 1962 and 2007, and the small-lot homes on New Hampshire date from 2017. Ask us to look up any address, and we will show you what the City's records say about it.
