Investing in a Los Feliz Square Condo

Rental rules checked building by building, and 1031 exchange timing mapped alongside your CPA.

Is condo investment in Los Feliz Square a good fit?

Condo investment in Los Feliz Square can fit a long-term plan, but the pool is small. The area west of Vermont Avenue holds three condo complexes with 41 units in total, according to the county's records. Each has its own association and its own leasing rules. The rules decide whether a unit can be an investment before the rent estimate does.

What the area offers a renter is its setting. The Village shops and restaurants are just across Vermont Avenue, and Griffith Park is north of Los Feliz Boulevard. What it asks of an investor is patience, because units come up rarely.

Most of the streets here are lined with houses. A condo investor in Los Feliz Square is buying one of a small number of shared-building units in a mostly single-family area, and a renter sees that setting on the first visit. Because so few units list, we also keep a short list of Village buildings across Vermont whose leasing rules fit your plan. That way you can act on whichever unit comes up first.

How do the three complexes compare for a rental?

Berendo Vista, 1755 N. Berendo Street. 18 units from 579 to 1,286 square feet. It was built in 1962 as apartments and later mapped as condos. A building with that history raises two questions. First, what do its CC&Rs say about leasing today? Second, which City rent rules apply to the unit you would buy? We point you to the Los Angeles Housing Department with the building's year and history, and we want that answer before you remove contingencies.

Ambrose Villas, Ambrose Avenue. 17 units from 1,300 to 1,520 square feet, built as condos in 2007. Larger units draw a different renter and a different rent. We compare leases of similar size and age.

The new six-unit map near Franklin and Vermont. Created in 2023. A new association's leasing rules may be untested, and its budget may still be settling. Read both closely.

Small-lot homes on New Hampshire Avenue. Six homes from 2017 on their own lots. Their recorded documents, not a condo association's CC&Rs, set the rules.

How does Rooster Homes™ help an investor here?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216). We represent landlords and tenants on leases too, so we read a building's rental rules from both sides.

We lay out each unit's price, HOA fee, assessments, insurance, property tax, a rent estimate from comparable leases and time between tenants. With so few units west of Vermont, we pull comparable leases from the Village as well and explain every one. The Aligned pillar of our buying method covers matching units to a rental plan.

If a 1031 exchange is involved, your CPA and qualified intermediary set the dates. We plan the search around them, with backup buildings ready across Vermont.

What does an investor read before closing?

  • The seller's statement of any rental prohibitions, required under Civil Code section 4525, and the leasing section of the CC&Rs behind it.
  • Any cap on rented units, waiting list or minimum lease term.
  • The association's rule on short-term rentals, plus the City's own short-term rental rules.
  • The reserve study and any approved or discussed special assessment, since an assessment comes straight out of your return.
  • Board minutes for any talk of changing the leasing rules.
  • A landlord's condo policy, reviewed by your insurance agent.

This describes our general process. It is not legal or tax advice. For your situation, talk with your CPA and your attorney as well.

Frequently Asked Questions

Can I rent out a condo at Berendo Vista or Ambrose Villas?

It depends on each association's CC&Rs and rules, which we read before you offer. The seller must give you a statement of any rental prohibitions, and we confirm with the association during escrow whether the unit can be rented when you close.

Do Los Angeles rent rules apply to a condo that used to be an apartment?

Ask the Los Angeles Housing Department about the specific unit. A building's year and its history as apartments are the facts to bring. We point you there and want the answer in writing before you remove contingencies.

How do you estimate rent with only 41 condo units in the area?

We add comparable leases from nearby Los Feliz Village buildings of similar size and age. You see each comparison and why we chose it.
