West Los Feliz Condos, Edgemont to Harvard
The western edge of Los Feliz toward Western Avenue, with small 1960s condo buildings on Edgemont, Kenmore, Normandie and Harvard.
What are West Los Feliz condos like?
West Los Feliz condos are small buildings on a few parallel streets. Most hold six to ten units and date from the 1960s. The assessor records seven condo buildings in all. Six were built from 1962 to 1981. They stand on Edgemont Street, Kenmore Avenue, Normandie Avenue and Harvard Boulevard. The seventh, on Loma Linda Avenue, went up in 2017.
West Los Feliz is the western part of Los Feliz, out to Western Avenue. The Los Feliz Neighborhood Council calls it District F. Hollywood Boulevard is the south edge and Los Feliz Boulevard the north. Western Avenue is the west edge. On the east, the line follows Vermont Avenue and Normandie Avenue, then Ambrose Avenue and Edgemont Street, where Los Feliz Square begins.
The older buildings share a pattern. All six sit in the 1700 block of their streets, within a few blocks of each other. Units there are compact, mostly between about 650 and 1,260 square feet on the assessor roll.

How does Rooster Homes™ help buyers and sellers in West Los Feliz?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. In West Los Feliz, most of our work is about small associations and compact units.
A first home. Most units in the 1960s buildings here are compact, under about 1,260 square feet. That size suits a first purchase. Sarah's consultation covers how offers and escrow work before you are in the middle of one. Then we read the budget and reserves of each building with you. See first-time condo buyers in West Los Feliz and buying a condo in West Los Feliz.
Buying to rent. Leasing rules live in each association's CC&Rs. None of the West Los Feliz buildings publishes its rental rules, so we ask the association before you write an offer, not after. Our page on condo investment in West Los Feliz covers the rest.
Selling a unit. In a six- or eight-unit building, a buyer wants the association's documents early. We order them the day you sign and shoot the Matterport tour in house. After every showing and open house you get a real, specific update. Read selling a condo in West Los Feliz. For a unit in an estate, see probate and trust condo sales in West Los Feliz. What kinds of homes are here besides condos?
Two groups of small-lot homes sit on the western streets. Six homes from 2016 stand at 1823 to 1833 Kenmore Avenue. Four from 2015 stand at 1841 to 1843 1/2 Alexandria Avenue. Small-lot homes are fee simple. Each owner holds the home and its lot, and there is no condo unit or share of a building.
That gives West Los Feliz three kinds of homes to compare within a few blocks. The first is a 1960s condo building of six to ten units. The second is a larger 1981 building on Harvard. The third is a newer small-lot home with its own lot. Each comes with different paperwork. For a condo, the association's budget, reserves and CC&Rs. For a small-lot home, the title report and any recorded rules on shared driveways.
Three of the older buildings carry the Capri name, as do two buildings in Los Feliz Village. Treat each one as its own building, with its own documents to read.
How do you get around West Los Feliz?
Hollywood Boulevard runs along the south edge. The condo buildings on Edgemont, Kenmore, Normandie and Harvard sit a short distance north of it. Los Feliz Boulevard forms the north edge and Western Avenue the west. To the east, Los Feliz Square and then the shops of Los Feliz Village across Vermont Avenue are close by.
