Buying a Condo in West Los Feliz

A clear plan from pre-approval to the keys, with the HOA documents read with you before you commit.

What does buying a condo in West Los Feliz involve?

Buying a condo in West Los Feliz means choosing among small buildings on a few parallel streets. West Los Feliz runs from Edgemont Street and Normandie Avenue west to Western Avenue, between Hollywood Boulevard and Los Feliz Boulevard. The Los Feliz Neighborhood Council calls it District F. The county's records show seven condo buildings here, with 67 units between them.

Six of the seven are 1960s to early 1980s buildings in the 1700 blocks of Edgemont, Kenmore, Normandie and Harvard. They sit close enough to compare on a single walk. That is useful, because a unit is only as sound as the association behind it, and neighboring buildings of the same era can be run very differently.

Which West Los Feliz buildings are condos?

  • Edgemont Capri, 1743 N. Edgemont Street. 6 units, 1962, from 662 to 1,092 square feet.
  • Edgemont Condominiums, 1755 N. Edgemont Street. 6 units, 1966, from 657 to 1,088 square feet.
  • The Kenmore Condos, 1748 N. Kenmore Avenue. 8 units, 1964, built as apartments and later mapped as condos. Units run from 741 to 1,053 square feet.
  • Kenmore Capri, 1754 N. Kenmore Avenue. 8 units, 1969, from 739 to 1,042 square feet.
  • Hollywood Capri, 1757 N. Normandie Avenue. 10 units, 1963, from 864 to 1,259 square feet.
  • Harvard Heights, 1750 N. Harvard Boulevard. 21 units, 1981, from 1,092 to 1,680 square feet. It is the largest condo building in the area.
  • 5330 Loma Linda Avenue. 8 units, 2017, from 1,084 to 2,679 square feet. It is the newest.

There are also small-lot homes at 1823 to 1833 Kenmore Avenue (six, from 2016) and 1841 to 1843 1/2 Alexandria Avenue (four, from 2015). Each sits on its own lot, so they are owned differently from a condo.

How do you compare buildings of the same era?

Five of these buildings went up between 1962 and 1969. At sixty years old, the big questions are the same in each: plumbing, roofs, electrical capacity and waterproofing. The answers are not the same. One association may have replaced its pipes, and the one next door may have that work ahead.

Read the reserve study side by side. It shows what each association expects to replace, when and at what cost, and how much it has saved. Read the board minutes. They show what was repaired and what is being discussed. Look for special assessments. Under Civil Code section 5605, assessments that together exceed 5 percent of the budgeted gross expenses for the year generally need member approval. Section 5610 allows emergency exceptions.

With 6 to 10 units in five of the seven buildings, most of these associations are small. A shared repair is split among few owners, so how well they have saved matters more.

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We follow Our 5-Step Approach to Homeownership, and Sarah's consultation comes before the first tour. Brandon holds the Accredited Buyer's Representative designation.

In West Los Feliz, the Explain the market step means walking the 1700 blocks with you and explaining each building. When a unit lists, we ask for the association documents early and read them with you. That is the Educated pillar of our buying method. After you choose, you place an initial deposit of about 3% with escrow. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer.
