Buying a Condo in the Los Feliz Hills

A clear plan from pre-approval to the keys, with the HOA documents read with you before you commit.

Where can you buy a condo in the Los Feliz Hills?

Buying a condo in the Los Feliz Hills means buying on Los Feliz Boulevard. The hillside streets above are single-family, so all six condo buildings the county assessor records in the Hills sit on the boulevard or right beside it. The neighboring enclaves of The Oaks and Laughlin Park have no condos at all.

Those six buildings hold 273 units between them, and 196 of those are in one place: Los Feliz Towers. The other five buildings range from 3 units to 29. So a Hills condo search is really two searches. One looks at a pair of 14-story towers with a full staff. The other looks at small, low buildings at either end of the boulevard.

Rooster Homes™ helps you compare the two on the same page: the fee, what it covers, the rules and the feel of each building. Griffith Park, the Greek Theatre, the Griffith Observatory and Fern Dell sit directly north of every one of them.

Which buildings line the boulevard?

Near Hillhurst Avenue. Los Feliz Towers stands on the north side of the boulevard at Hillhurst, in two towers at 4411 and 4455 Los Feliz Boulevard. Built in 1966, it has 98 units at each address, from about 780 to 1,900 square feet. Its listings show a heated pool, a fitness center, saunas and a 24-hour concierge. A short way west, Los Feliz Condos II at 4321 has 18 units from 1978. Los Feliz Villas II at 4301 has 15 townhome-style units from 2005, over three stories.

At the east end, near Griffith Park Boulevard. Glen Feliz at 3407 Huxley Street has 29 units from 1959, the smallest starting at 560 square feet. Fountain View Estates at 3663 Los Feliz Boulevard has 12 units from 1984 in four stories, with an elevator listed. Three units at 3661 Los Feliz Boulevard and on Lambeth Street date to 1978.

One building that is not a condo. Los Feliz Plaza at 3949 Los Feliz Boulevard is often listed as a condo. The county assessor records it as a single 102-unit apartment building from 1972. We treat it as a rental building unless the title shows otherwise.

Counts, years and sizes are from the LA County Assessor. See each one in our Los Feliz condo building directory.

How does Rooster Homes™ guide a Hills purchase?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Our buyers follow Our 5-Step Approach to Homeownership: Meet, Understand, Explain the market, Walk the whole process and Connect.

Before touring. A lender pre-approval, with the lender told it is a condo. A written buyer representation agreement with Rooster Homes™, read with you line by line. Then Sarah's consultation on your goals, the contracts and escrow.

Choosing between tower and low-rise. A 196-unit building with staff and amenities carries a larger budget, a longer reserve study and more rules than a 12-unit building. We read both kinds with you, so you see what each fee buys.

From offer to keys. You place an initial deposit of about 3% of the price with the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer. The association's full documents come during escrow, and we read them with you before you remove contingencies. The whole method is on how we help you buy in Los Feliz.

What comes with living on Los Feliz Boulevard?

The park. Griffith Park, the Greek Theatre, the Griffith Observatory and Fern Dell are directly north of every building on the boulevard.

The boulevard. Los Feliz Boulevard is a main east-west road. A unit facing it and a unit facing the hillside feel different, so visit at the hours you plan to be home.

The hillside above. Curving streets climb toward the park behind the condos, with public stairways such as the Los Feliz Heights Steps, Historic-Cultural Monument No. 657.

Two ends, two settings. The Towers sit at the Hillhurst corner, close to the Village. Glen Feliz and Fountain View Estates sit near Griffith Park Boulevard at the east end. See the Los Feliz Hills guide for both.
