Buying a Condo in Los Feliz Village

A clear plan from pre-approval to the keys, with the HOA documents read with you before you commit.

What does buying a condo in Los Feliz Village get you?

Buying a condo in Los Feliz Village gives you the widest choice of buildings in Los Feliz. County assessor records show 17 condo buildings in the Village, more than in any other part of the neighborhood. Most went up between 1957 and 1974 as two- and three-story courtyard buildings. Many were built as apartments and mapped as condos later, which is why so many share the same low, garden-facing shape.

What you get from Rooster Homes™ is a search that starts with the building. We sort the Village's buildings by what matters to you first: size, parking, laundry, and stairs or an elevator. Then we read the association's documents for the units you like. Your price range counts the monthly fee from the start, so the number you tour at is a number you can carry.

This part of Los Feliz is also home for us. Brandon and Sarah live in the Village, so the streets on this page are our own neighborhood.

Where are the condo buildings in Los Feliz Village?

Finley Avenue. Seven Village condo buildings line Finley Avenue west of Commonwealth. Palmhurst at 4501 and Finhurst at 4507 both date to 1957, with 10 units each. Finley Manor at 4615 followed in 1958 and Finley Capri at 4563 in 1962. Los Feliz Imperial at 4614 is the largest on the street, with 24 units from 1967. The newest is 4440 Finley, with 8 units from 1989. The six units at 4608 Finley are recorded as own-your-own rather than as a condo, a difference your lender and title company will want to see.

Vermont Avenue and Rodney Drive. The building at 1930 North Vermont, listed under the name Los Feliz Village, has 30 units from 1964. Los Feliz Capri at 2030 North Vermont has 18 units from 1961. On Rodney Drive, a 10-unit townhome building at 1910 dates to 1973, and the 21-unit Los Feliz Condominiums at 1971 dates to 1974.

Hillhurst, Franklin and the side streets. The Hillhurst at 2021 Hillhurst Avenue has 10 units from 1959. On Franklin Avenue, Franklin Manor at 4408 dates to 1958 and the townhome-style Franklin Square at 4555 to 1982. Smaller buildings sit at 4579 Ambrose Avenue, at 4437 Avocado Street and on Rosalia Road, where four units date to 1923.

Unit counts and years come from the LA County Assessor. Our Los Feliz condo building directory gathers the buildings in one place.

How does Rooster Homes™ run a Village condo purchase?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Our buying work follows Our 5-Step Approach to Homeownership, and it starts with a conversation, not a showing.

  1. Pre-approval and your agreement. We recommend a lender pre-approval before touring, and we ask you to tell the lender you are buying a condo. Before the first showing, we go through the written buyer representation agreement with you line by line.
  2. Sarah's consultation. She covers your goals and your budget with the fee counted. She also explains how offers and escrow work, in plain language.
  3. A building short list. We narrow the Village's 17 buildings to the few that fit, then watch for units in them.
  4. The offer. For a unit you want, we ask the listing agent for the association documents already on hand and read them with you before you write.
  5. Escrow. You place an initial deposit of about 3% of the price with the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and each offer sets the exact number. The full association documents arrive during escrow, and we read them with you before you remove contingencies.

What should you weigh before choosing a Village building?

The age of the building. A building from 1957 carries 1957 plumbing and wiring in its shared walls unless the association has replaced them. The reserve study and the board minutes show what has been done and what is planned. We look for both before you commit.

Its conversion history. The assessor codes many Village buildings as condo conversions, meaning they were apartments first. A conversion can be a well-kept building. The documents tell you how its owners have cared for it since.

Parking and laundry. Both change from building to building. Listings show carport parking at some 1950s buildings and subterranean garages at others. Many older buildings share a laundry room, while the townhomes at 1910 Rodney Drive and Franklin Square list laundry inside the unit.

Life at the center. The Village holds the commercial heart of Los Feliz. The Vermont Avenue commercial historic district and the 1934 Los Feliz Theater are here, and Hillhurst Avenue is mostly shops, offices and restaurants. Visit a building at the hours you plan to be home. Our Los Feliz Village guide covers more of the neighborhood.

Frequently Asked Questions

How many condo buildings are in Los Feliz Village?

County assessor records show 17 condo buildings in the Village, the largest group in Los Feliz. Most were built from 1957 to 1974, and seven sit on Finley Avenue. The Village also has a small group of small-lot homes on Rodney Drive and Ambrose Avenue, which are not condos.

What is a condo conversion?

It is a building constructed as apartments and later mapped so each unit can be sold on its own. The assessor codes many Village buildings this way, including Palmhurst, Finhurst and Los Feliz Capri. For a buyer, the question is how the association has kept the building since, and the reserve study and minutes answer it.

Do Los Feliz Village condos come with parking?

Most do, but the kind of parking varies by building, from carports to secured covered spaces to subterranean garages. We confirm which space comes with the unit, and whether it is assigned, in the association's documents before you remove contingencies.
