Buying a Condo in Los Feliz Knolls

A clear plan from pre-approval to the keys, with the HOA documents read with you before you commit.

What is different about buying a condo in Los Feliz Knolls?

Buying a condo in Los Feliz Knolls usually means buying into a small association. The county assessor records 10 condo buildings on this eastern side of Los Feliz, built from 1958 to 2018. Several have fewer than a dozen units, and three have four units or fewer. In a building that size, you are one of a handful of owners, and your share of every vote and every repair is larger.

That changes what you look for. A 27-unit building may have a management company, a formal reserve study and years of board minutes. A four-unit building may keep its records more simply. Both can be well run. The documents you get, and the questions you ask, are different.

At Rooster Homes™ we read whatever the association has with you, and we write down what it does not have so you can ask. The Knolls also holds groups of small-lot homes on Rowena Avenue and Colony Circle. Those are houses on their own lots, not condos, and we walk you through that difference too.

Which Knolls buildings belong on your list?

The 3300 block of Griffith Park Boulevard. Three buildings sit close together. The Park, at 3315, is the largest condo building in the Knolls, with 27 units from 1976. Listings there show an elevator and subterranean parking. Across the street, Griffith Park Townhomes at 3314 has 5 two-story units from 1972. Park Imperial at 3320 has 11 units from 1959, with a community pool listed and units from 935 to 2,494 square feet.

Finley Avenue, east of Commonwealth. Vista Los Feliz at 4343 Finley has 24 units from 1963. Listings often call it part of the Village, but it sits east of Commonwealth Avenue, the line between the Village and the Knolls.

Rowena, Evans and St. George. Los Feliz Villas at 3372 Rowena Avenue has 10 units from 1984. The 9 tri-level townhomes at 3712 Evans Street date to 1989. Ivanhoe, at 2915 St. George Street, has 8 units from 1958.

The smallest and newest. The smallest condo buildings sit on side streets. Four units on Wood Terrace were built in 1973. Four on Monon Street were built in 2017, and two on Clarissa Avenue were built in 2018.

Counts and years are from the LA County Assessor. Compare them in our Los Feliz condo building directory.

How does Rooster Homes™ guide a Knolls purchase?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Our work with buyers is education-first and follows Our 5-Step Approach to Homeownership.

It begins with a lender pre-approval, with the lender told it is a condo, and a written buyer representation agreement we read with you before the first showing. Sarah's consultation follows. She covers your goals and how you decide, then how an offer, a counteroffer and escrow work.

For a Knolls unit, we add questions that fit small buildings. Who manages the association? Is there a current reserve study? How many units are owned by one person? Have the owners discussed any large repair? We ask the listing agent for what is on hand before you write, so your offer reflects what you learned.

Once your offer is accepted, you place an initial deposit of about 3% of the price with the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer. We read the full documents with you before you remove contingencies. The whole method is on how we help you buy in Los Feliz.

What trade-offs come with a Knolls condo?

The park on two sides. Griffith Park sits across Los Feliz Boulevard and across Riverside Drive, with the Mulholland Memorial Fountain at the northeast corner. The Rowena Reservoir ponds sit at Hyperion and Rowena.

The freeway on one side. The 5 Freeway runs along the eastern edge. It makes trips out of town quicker, and it is worth hearing for yourself from the unit you like.

Hills and flats. Some Knolls streets climb and some are level. Visit on foot if stairs and slopes matter to you.

Shops a short drive west. The Hillhurst Avenue shops sit just west of Commonwealth, and the 1926 Shakespeare Bridge carries Franklin Avenue across a ravine on the southern edge.

Frequently Asked Questions

Is Vista Los Feliz in Los Feliz Village or Los Feliz Knolls?

Vista Los Feliz sits at 4343 Finley Avenue, east of Commonwealth Avenue. Commonwealth is the line between the Village and the Knolls on the Los Feliz Neighborhood Council map. Listings often call it Village. It is a 24-unit building from 1963.

Are there Los Feliz Knolls condos with a pool?

Listings for Park Imperial at 3320 Griffith Park Boulevard show a community pool, and The Park at 3315 lists a spa. Amenities can change, so we confirm them in the association's documents for any unit you consider.

Are the small-lot homes on Rowena Avenue condos?

No. The assessor records them as small-lot homes, each on its own lot. That includes the 2020 group at 3223 to 3231 1/2 Rowena Avenue. You own the land under the home, which works differently from owning a condo unit.
