Selling an Inherited Condo in Los Feliz Square

Probate and trust condo sales planned around the court steps and the association's requirements.

What is involved in selling an inherited condo in Los Feliz Square?

Selling an inherited condo in Los Feliz Square has two sides. One is the legal path, set by probate or by a trust. The other is the building, with an association, monthly dues and rules for access and moving. The estate's attorney leads the first. We handle the second, and we keep the two in step.

If the condo passes through probate, the personal representative sells it with the court's authority. Under Probate Code section 10503, a sale under independent administration authority skips the court confirmation requirements. A Notice of Proposed Action goes out first, and section 10586 requires delivery not less than 15 days before the date in the notice. Otherwise, section 10308 requires the sale to be reported to and confirmed by the court before title passes. If the condo is held in a living trust, the trustee usually sells, and the trust's attorney confirms the power to sell.

This page explains how the process works. It is not legal or tax advice. For your situation, talk with the estate's attorney or your CPA as well.

What does a long-held unit here need?

The county records Berendo Vista, at 1755 N. Berendo Street, as a 1962 building later mapped as condos. A unit owned for many years in a building of that age may still have original kitchens, baths or windows. That is not a problem to hide. It is a condition to price and describe clearly.

  • Repairs need a check first. Work that touches plumbing, shared walls or windows may need association approval under the CC&Rs. We check before any contractor starts, and we help you weigh repairs against selling the unit as it is.
  • Clean-out has rules. We plan it within the building's move-out rules, including any fee or reservation.
  • The dues stay current. The attorney directs how the estate or trust pays them, and we confirm the balance with the association.
  • The empty months. The representative or trustee confirms insurance with the agent and keeps needed utilities on.

At Ambrose Villas, built in 2007, the unit may need less work, and the questions turn to the reserve schedule and the fee.

Both complexes have 17 or 18 owners. At that size, a management company may handle requests, or the board may handle them itself. We find out on the first call, because the documents a buyer needs come from whoever that is. Under Civil Code section 4530, the association delivers requested documents within 10 days of the request, and the seller pays a reasonable fee for them.

How does Rooster Homes™ support the estate?

Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216). Brandon holds the Certified Probate & Trust Specialist designation, and we work alongside the attorney from the first call.

Escrow, HOA documents and disclosures start moving within hours of signing. Our in-house Matterport tour lets heirs who live out of town walk the unit in 3D. The personal representative or trustee gets a real, specific update after every showing and open house. Our Campaign pillar shows how that runs week by week.

Pricing uses recent sales in the complex and comparable condos across Vermont in Los Feliz Village. The representative or trustee sees each comparison and the reason for it.

Frequently Asked Questions

Should we update an inherited Los Feliz Square condo before selling?

Sometimes. Some updates return more than they cost, and many repairs need the association's approval first. We walk the unit with the personal representative or trustee, check the CC&Rs and compare repairing with selling as it is.

Who pays the HOA dues while the estate is settled?

The estate or trust, as the attorney directs. Dues continue each month until the sale closes. We confirm the balance with the association so late charges do not build up.

Does Rooster Homes™ handle the court side of a probate sale?

No. The estate's attorney leads the legal side. Rooster Homes™ handles the property, the association and the market. Brandon holds the Certified Probate & Trust Specialist designation and works alongside the attorney.
