Selling an Inherited Condo in Los Feliz Village
Probate and trust condo sales planned around the court steps and the association's requirements.
What does selling an inherited Village condo involve?
Selling an inherited condo in Los Feliz Village joins two sets of rules. One comes from the estate. The other comes from the association that runs the building.
On the estate side, the path depends on how the condo was held. A condo in a living trust is usually sold by the trustee. A condo in probate is sold by the personal representative. When that representative has independent administration authority, Probate Code section 10503 says the court confirmation requirements do not apply. The attorney then delivers a Notice of Proposed Action, which section 10586 requires at least 15 days before the date in the notice. Without that authority, section 10308 requires the court to confirm the sale before title passes.
On the building side, the monthly dues keep coming, and the association's documents are needed for the sale. Its rules also cover who can enter and how a clean-out happens.
This page explains how the process works. It is not legal or tax advice. Talk with the estate's attorney or your CPA about your situation.
Talk With Rooster Homes™
How does Rooster Homes™ help estates in the Village?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. Brandon holds the Certified Probate & Trust Specialist designation. The attorney leads the legal side. We handle the unit, the association and the market.
We also live in the Village. When a unit sits empty on Finley, Vermont or Rodney, meeting a locksmith or a cleaning crew there is close to home for us. We coordinate those visits with the representative's approval.
For heirs in other cities, our in-house Matterport tour lets them see the unit in 3D. After every showing and open house, the representative or trustee gets a real, specific update. Our listing method is on how we sell a Los Feliz home.
What order does a Village estate sale follow?
- Confirm the authority. The attorney confirms whether the estate holds independent administration authority or whether a trust owns the condo.
- Find the right contact. A six- or ten-unit Village building may be run by its owners rather than a management company. We find out who keeps the books and who holds the documents.
- Keep the dues current. We confirm the balance, and the attorney directs how it is paid. Late charges would come out of the estate.
- Check the insurance. An empty unit may need attention on the owner's HO-6 policy. The representative confirms coverage with the agent.
- Plan the clean-out. Many Village buildings are two-story walk-ups around a courtyard. We plan movers for the stairs and truck parking on the street, within the building's rules.
- Price and launch. We price from recent sales in the building and in buildings of its era, then launch with photos and the Matterport tour from day one.
- Close through the right step. Terms are set with the attorney. Final dues are settled through escrow.
What questions come up with an older Village unit?
Should we repair it or sell it as it is? A unit that has not changed in decades is common in buildings from 1957 to 1967. Some repairs need the association's approval under the CC&Rs. We check before any contractor starts, and we show the representative how each choice may affect the sale.
Is it really a condo? Most Village units are. The six units at 4608 Finley Avenue are recorded as own-your-own, and four units on Rosalia Road date to 1923. Title and the attorney confirm exactly what the estate owns.
What if there is a special assessment? An assessment the board has approved must be disclosed. The attorney and the buyer's terms decide who pays it.
Where is everything? Keys, parking remotes, storage and laundry cards. The association can often confirm which space and storage belong to the unit.
Our building directory and Los Feliz Village guide help heirs picture the building from afar.

Frequently Asked Questions
Who do we contact at a small Los Feliz Village condo association?
It depends on the building. A larger building usually has a management company, and a six- or ten-unit building may be run by its owners. We find the right contact, confirm the dues balance and order the documents a buyer will need.
Should we fix up an inherited Village condo before selling?
Sometimes. It depends on the unit's condition, the estate's budget and the attorney's direction. Some repairs also need the association's approval. We lay out the choices, including selling the unit as it is, before any work starts.
Can you help with an empty condo in Los Feliz Village?
Yes, as part of the sale plan. We live in the Village, so we can help coordinate visits, vendors and access with the representative's approval. The representative confirms insurance on the empty unit with their agent.
