First-Time Condo Buyers in the Los Feliz Hills
Your first home, explained step by step, from what you can afford to what the HOA documents really say.
Can your first condo be in the Los Feliz Hills?
For first-time condo buyers in the Los Feliz Hills, the answer starts on Los Feliz Boulevard. Every condo in the Hills sits on the boulevard or beside it, just below Griffith Park. The hillside streets above are single-family homes.
Two buildings hold most of the smaller units. Glen Feliz sits at 3407 Huxley Street near the east end. The county assessor records 29 units there from 1959, starting at 560 square feet. Los Feliz Towers, at the Hillhurst corner, has 196 units in two 14-story towers from 1966. Its units start at about 780 square feet.
Those two buildings teach the biggest lesson a first-time buyer can learn: the monthly fee is only half the story. What it pays for is the other half. We teach that before you tour.

Why do fees differ so much between buildings?
A fee pays for what the building shares. The more a building shares, the more the fee covers.
A staffed high-rise. Recent Los Feliz Towers listings show a heated pool, a fitness center, saunas and a 24-hour concierge. Listings there also name security, insurance, water, trash and sewer among the items the fee covers. That is a staff, two elevator towers and a pool, all shared.
A three-story building. Glen Feliz lists subterranean parking, storage and a community laundry room. It shares less, so there is less to pay for.
Neither is better. The right question is what you would pay on your own for the things the fee covers. We lay each fee next to that list with you, from the association's current documents. We never guess a fee.

How does Rooster Homes™ teach first-time buyers here?
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We start with teaching, not touring.
- Sarah's consultation. Your goals, how an offer and escrow work, and the HOA words in plain language.
- Your full monthly number. Mortgage, property tax, the HOA fee, your own condo insurance and a repair cushion.
- Pre-approval. Tell your lender it is a condo. If you plan to use an FHA or VA loan, we check the building's status before you write an offer.
- Your agreement. A written buyer representation agreement with Rooster Homes™, read with you line by line before the first showing.
- A tour of both kinds. A high-rise unit and a low-rise one, so you feel the difference.
- Offer and escrow. An initial deposit of about 3% of the price goes to the escrow company. Brandon typically writes an inspection period of 7 to 10 days, set in each offer. We read the association's documents with you before you remove contingencies.
Brandon holds the Accredited Buyer's Representative (ABR) designation, and Rooster Homes™ is a Homes for Heroes affiliate. The full method is on how we help you buy in Los Feliz.
What should a first-time buyer know about the boulevard?
It is a main road. Los Feliz Boulevard carries traffic east and west. A unit's side of the building matters, so visit in the morning and the evening.
The park is the backyard. Griffith Park, the Greek Theatre, the Griffith Observatory and Fern Dell sit directly north.
A high-rise has its own routines. Deliveries through a concierge, elevator reservations for moving day and rules for guests. Read them before you offer.
A 1959 building has its own questions. At Glen Feliz, the reserve study shows what has been replaced and what is planned.

Frequently Asked Questions
What is the smallest condo in the Los Feliz Hills?
According to the county assessor, Glen Feliz at 3407 Huxley Street has units starting at 560 square feet. Los Feliz Towers starts at about 780. Availability changes, so we watch both buildings for you.
Why is the fee at a high-rise usually higher than at a small building?
It covers more. A building with a 24-hour concierge, a heated pool and elevators pays for staff, upkeep and insurance on all of it. We compare each fee with what it covers, using the association's current documents.
Can I use an FHA loan in the Los Feliz Hills?
It depends on the building. FHA looks at the condo project as well as the buyer. We check the building's status before you write an offer, and your lender confirms it.

The hillside north of Los Feliz Boulevard. Its condos all sit on or beside the boulevard, led by the two 14-story Los Feliz Towers.
The Los Feliz Hills rise north of Los Feliz Boulevard toward Griffith Park. The hillside streets are single-family, so the condos here sit along the boulevard itself, from Los Feliz Towers near Hillhurst to a small group of buildings at the east end near Griffith Park Boulevard.
- The homes
- 6 condo buildings, all on or beside Los Feliz Boulevard: Los Feliz Towers (196 units in two 14-story towers, 1966), smaller buildings from 1959 to 2005, and a few near the east end at Huxley and Lambeth Streets. The hillside streets above are single-family (LA County Assessor parcel records, 2026-09-23).

- Curving hillside streets follow the contours of the foothills, with several public stairways including the Los Feliz Heights Steps (HCM #657).

- The trade-off
- The condos sit on Los Feliz Boulevard itself, a main east-west road, with the quieter curving hillside streets and Griffith Park just above.
