Finley Avenue, Los Feliz: A Condo Street Profile
What is Finley Avenue like for a condo buyer?
Finley Avenue has more condo buildings than any other street in Los Feliz. The county roll shows eight: seven in Los Feliz Village and one, Vista Los Feliz, just east of Commonwealth Avenue in Los Feliz Knolls. Most are small two- and three-story courtyard buildings from 1957 to 1967, and several began as apartments.
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. If you are shopping for a Los Feliz condo, Finley is likely on your list, so we mapped it building by building.
Every building fact here comes from the LA County Assessor parcel roll, pulled on September 23, 2026. The roll records how each parcel is used. We pair it with a visit and the association's documents before any offer.
What does the county record show along Finley Avenue?
The assessor roll lists 70 parcels on Finley Avenue in zip 90027, from the 4300 block to the 5000 block. It is a multi-family street:
- Apartment buildings of five or more units: 23.
- Fourplexes: 9.
- Triplexes: 4.
- Duplexes: 6.
- Single-residence parcels: 26. This count includes the condo buildings.
The median year built on Finley is 1941. The condo buildings came later, mostly between 1957 and 1967. That era gives the street its look: low buildings set around courtyards.

What do the differences between Finley buildings mean for you?
Eight buildings on one street can look alike from the sidewalk. The documents tell them apart. Three differences come up most often:
Built as condos or converted. Vista Los Feliz, 4440 Finley and Los Feliz Imperial were built as condos. Palmhurst, Finhurst, Finley Capri and Finley Manor were built as apartments and later mapped as condos. A conversion is not better or worse. Ask what was updated at conversion and what has been replaced since.
Size of the association. Finley Capri and Finley Manor have 6 units each. Vista Los Feliz and Los Feliz Imperial have 24. In a small building, each big repair is split among fewer owners. Either way, read the budget and the reserve study.
How the unit is held. 4608 Finley is coded own-your-own rather than as a standard condo. Tell your lender and escrow officer early if you are looking there, so they can confirm how title is held and which loans fit.
One more Finley detail: tenancy-in-common buildings stay coded as apartments on the assessor roll. If a Finley listing is offered as a tenancy-in-common share, it will not show up as a condo. We check the title and the ownership agreement with you before any offer.
Which Los Feliz neighborhoods does Finley Avenue cross?
Finley runs east to west through three Los Feliz neighborhoods:
- Los Feliz Knolls, east of Commonwealth Avenue. Commonwealth is the line between the Village and the Knolls. Vista Los Feliz sits just east of it, so it is in the Knolls, even though listings often call it Village. Hillhurst Avenue shops are just west of Commonwealth.
- Los Feliz Village, between Commonwealth and Vermont. This is where seven of Finley's condo buildings sit. The Village holds 17 condo buildings in all, more than any other part of Los Feliz. The 1934 Los Feliz Theater and the Vermont Avenue commercial historic district are inside it.
- Los Feliz Square, west of Vermont Avenue. The Square is mostly single-family. There, 4916 Finley is a contributor to the Los Feliz Square Single-Family Residential Historic District, which the City's SurveyLA program identified.
Griffith Park lies north of Los Feliz Boulevard.
What should you check before buying a condo on Finley Avenue?
- Compare buildings before units. Put two or three Finley buildings side by side: the fee, what it covers, the reserves and the rules. The unit you like best may sit in the building that fits you least.
- Read the reserve study. Most Finley condo buildings date from 1957 to 1967. The study shows what has been replaced and what is coming due.
- Read the minutes. Board minutes show planned work and open questions before they reach the budget.
- Check parking and laundry. Courtyard buildings from this era handle both in different ways. The CC&Rs and the listing tell you what comes with the unit.
- Ask about rentals and pets. Rules vary building to building on the same street. Read them in the CC&Rs before you offer.
Our guide to buying a condo in Los Feliz covers each document in plain language.
What might this look like in practice?
Here is an example of how a Finley search can play out. It is an illustration, not a client story.
Say you like two units on Finley at similar prices. One is in Finhurst at 4507, a 10-unit building from 1957 that was later converted to condos. The other is in Los Feliz Imperial at 4614, a 24-unit building built as condos in 1967. They are a short stretch apart on the same street, and they can feel alike on a tour.
We would ask for the budget, the reserve study, the CC&Rs and recent board minutes for both. In Finhurst, we would look at what was updated at conversion and how each large repair gets split among 10 owners. In Los Feliz Imperial, we would look at what the fee covers across 24 units and what the reserve study says is coming due.
Then we would compare the rules that shape daily life, such as pets, parking and rentals. By the time you write an offer, you know which building fits you, not only which unit looked better on the tour. If you own on Finley and plan to sell, the same comparison works in reverse. Buyers will weigh your building against its neighbors, so we have your documents ready on day one.
How can Rooster Homes™ help you buy or sell on Finley Avenue?
For buyers, we read the building first. For any Finley unit you are serious about, we ask for the association documents and go through the fee, the reserves and the rules with you before you write an offer. Where a listing has a 3D tour, we walk it with you on our own Matterport setup first.
For sellers, the Rooster Update Standard applies from day one on. Escrow, HOA documents and disclosures start moving within hours of signing. You get a real, specific update after every showing and open house through closing. On a street with eight condo buildings, ready paperwork lets a buyer compare yours with the numbers in hand.
