Hillhurst Avenue, Los Feliz: A Condo Street Profile
What is Hillhurst Avenue like for a condo buyer?
Hillhurst Avenue is the commercial street of Los Feliz Village, lined mostly with shops, offices and restaurants. It has one condo building of its own, The Hillhurst at 2021 Hillhurst Avenue, a 10-unit building from 1959. Los Feliz Towers stands at the corner of Hillhurst and Los Feliz Boulevard, and most Village condos sit on the residential streets nearby.
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We put this profile together for buyers who want to live close to Hillhurst and want to know what the street actually holds.
Every building fact below comes from the LA County Assessor parcel roll, pulled on September 23, 2026. The roll describes how each parcel is used. It is a record, not a site visit, so we pair it with a walk of the building and a read of its documents before any offer.
What does the county record show along Hillhurst Avenue?
The assessor roll lists 84 parcels on Hillhurst Avenue in zip 90027, from the 1500 block up to the 2300 block. Most of them are commercial. Here is how the roll sorts them:
- Store combinations: 14 parcels.
- Office buildings: 12 parcels.
- Stores: 10 parcels.
- Restaurants and lounges: 6 parcels.
- Professional buildings: 4 parcels.
- Single-residence parcels: 17.
- Apartment buildings: 7.
The median year built along the street is 1946. Homes and apartments are mixed in, but most parcels on the street are places to shop, eat and work.
For a condo buyer, that shapes the search. There is very little condo stock on Hillhurst itself. The real choice is which nearby building puts you close to the street in the way you want.
Which condo building is on Hillhurst Avenue?
The one condo building with a Hillhurst address is The Hillhurst, at 2021 Hillhurst Avenue. Here is what the county roll shows for it:
- Units: 10.
- Year built: 1959.
- Unit sizes: about 946 to 1,156 square feet.
- Type: a condo conversion, meaning it was built as apartments and later mapped as condos.
A small conversion like this one has its own homeowners association, its own budget and its own rules. With 10 owners sharing the costs, each big repair is split fewer ways than in a large building. That makes the reserve study and the board minutes worth a careful read. They show which parts of a 1959 building have already been replaced and which are coming due.
When a unit here comes up for sale, we ask for the association documents early so you can decide with the numbers in hand. You can compare it with other buildings in our Los Feliz condo building profiles.
Where does Los Feliz Towers fit in?
Los Feliz Towers sits at the north side of Los Feliz Boulevard at Hillhurst Avenue. Its two buildings carry Los Feliz Boulevard addresses, 4411 and 4455, so the county does not count them as a Hillhurst building.
The county roll shows 196 units across the two towers, 98 at each address, built in 1966. Listings describe the buildings as 14 stories. Because the Towers sit north of the boulevard, this site places them in Los Feliz Hills rather than the Village.
The Towers and The Hillhurst are very different buildings. One is a 196-unit high-rise, and the other is a 10-unit building from 1959. Each has its own association and its own documents, so read them side by side. Our Los Feliz Towers profile has more on the building.
What else is near Hillhurst in Los Feliz Village?
Hillhurst runs through the part of Los Feliz just south of Los Feliz Boulevard, between Vermont Avenue and Commonwealth Avenue. The Village holds more condo buildings than any other part of Los Feliz. The county roll counts 17 condo buildings here, most built from 1957 to 1974 as two- and three-story courtyard buildings.
Finley Avenue has seven of them. The rest are spread across six streets: Vermont Avenue and Rodney Drive, Ambrose Avenue and Avocado Street, and Franklin Avenue and Rosalia Road. If you want to be close to Hillhurst, those streets are where most of the choices are. Our Finley Avenue street profile walks through the biggest group.
A few landmarks sit within easy reach of the street:
- The 1934 Los Feliz Theater and the Vermont Avenue commercial historic district, on Vermont Avenue.
- The monument Moreton Bay fig trees along North Vermont Avenue.
- Griffith Park, north across Los Feliz Boulevard.

What should you check when buying a condo near a busy commercial street?
Living near a main street has its own list of questions. These are the ones we work through with buyers looking near Hillhurst:
- Visit at the hours you will be home. A weekday morning and a Saturday night can feel very different on a shopping street. Tour the unit at both times if you can.
- Read the parking rules. The CC&Rs and house rules say whether your space is assigned, where guests park and whether spaces can be rented. On a busy street, parking inside the building carries real weight.
- Look at which way the unit faces. A unit on the street side and a unit off the back courtyard can live very differently in the same building. Ask about windows and any past sound complaints in the minutes.
- Read the reserve study. Older buildings on and near Hillhurst have had decades of wear. The study shows what is funded and what is not.
- Ask about planned work. Board minutes often mention a roof, a repipe or a paint job before the bill arrives. We read them with you.

What might this look like in practice?
Here is an example of how a search near Hillhurst can play out. It is an illustration, not a client story.
Say you want to live close to Hillhurst and two units make your short list. One is in The Hillhurst, the 10-unit building on the street itself. The other is in a larger courtyard building a few streets into the Village. The asking prices are close, so the buildings decide it.
We would ask for the budget, the reserve study, the CC&Rs and recent board minutes for both. In the small building, we would look at how each large repair gets split among 10 owners and what the study says is coming due. In the larger building, we would look at what the fee covers and whether the reserves keep pace with the plan.
Then we would look at daily life. Where does each unit face? Where do you park, and where do your guests park? How does the street sound at the hours you are home? By the time you write an offer, you know which building fits the way you live, not only which unit you liked on the tour.
How can Rooster Homes™ help you buy or sell near Hillhurst Avenue?
For buyers, we start with the building. We pull the association documents for any unit you are serious about and go through the fee, the reserves and the rules with you before you write an offer. Where a listing has a 3D tour, we walk it with you first on our own Matterport setup, so your in-person visits go to the short list.
For sellers, the Rooster Update Standard applies from day one on. Escrow, HOA documents and disclosures start moving within hours of signing. You get a real, specific update after every showing and open house through closing.
