Ambrose Avenue, Los Feliz: A Condo Street Profile
What is Ambrose Avenue like for a condo buyer?
Ambrose Avenue is mostly a street of single-family homes, with only two condo buildings on it. One is an 8-unit building from 1959 in Los Feliz Village. The other is Ambrose Villas, a 17-unit building from 2007 west of Vermont Avenue in Los Feliz Square. The street also has a group of four small-lot homes finished in 2023.
Rooster Homes™ is a Los Feliz, Los Angeles real estate brokerage owned by Brandon and Sarah Arlington (DRE #02051216) helping buyers and sellers of Los Feliz condos and townhomes. We wrote this profile for buyers drawn to a quieter residential street who still want a condo or townhome.
Every building fact here comes from the LA County Assessor parcel roll, pulled on September 23, 2026. The roll records how each parcel is used. We pair it with a visit and the association's own documents before any offer.
What does the county record show along Ambrose Avenue?
The assessor roll lists 124 parcels on Ambrose Avenue in zip 90027, from the 4300 block to the 5100 block. The street leans heavily residential:
- Single-residence parcels: 94 of the 124.
- Apartment buildings: 14.
- Two- to four-unit properties: a handful.
- Condo buildings: two, plus one group of small-lot homes.
The median year built on Ambrose is 1926, older than the medians for Hillhurst (1946) and Finley (1941). For a condo buyer, the result is a short list. The few condos here sit among houses rather than among other condo buildings.
Which condo buildings are on Ambrose Avenue?
4579 Ambrose Avenue, in Los Feliz Village. This building has no public name. The county roll shows:
- Units: 8.
- Year built: 1959.
- Unit sizes: about 543 to 1,088 square feet.
- Type: a condo conversion, built as apartments and later mapped as condos.
At about 543 square feet, the smallest units here are among the smallest condos we found on the Los Feliz roll. That can make this building a starting point for a first purchase. With eight owners sharing the costs, the reserve study deserves a careful read.
Ambrose Villas, 4711 Ambrose Avenue, in Los Feliz Square. Listings market it as 4705 and 4711 Ambrose. The county roll shows:
- Units: 17.
- Year built: 2007.
- Unit sizes: about 1,300 to 1,520 square feet.
- Type: built as a condominium.
Ambrose Villas is one of the newer condo buildings in Los Feliz, and its units run larger than most on the street. A newer building usually has fewer big repairs due soon. The reserve study still shows when the first large ones arrive and how the association is saving for them.
Two buildings from 48 years apart call for different questions. We read each set of documents with you. You can compare both with others in our Los Feliz condo building profiles.
What are the small-lot homes on Ambrose Avenue?
The county roll shows a group of four small-lot homes at 4557 Ambrose Avenue and 2111 Rodney Drive, finished in 2023. The county codes them as small-lot subdivision homes, not condos. Each home sits on its own lot.
That difference matters when you buy. With a condo, you own your unit plus a share of the common areas, and an association runs the building. With a small-lot home, you own the house and the land under it. Before an offer, we check the title report and ask whether any shared agreement covers the driveway, walls or trash areas. Your lender and escrow officer confirm how the home is held.
If you are weighing a condo against a house, small-lot homes are worth a look alongside the two condo buildings.
How does Ambrose Avenue change across Vermont Avenue?
Ambrose runs east to west across two Los Feliz neighborhoods. East of Vermont Avenue it is part of Los Feliz Village, the area with the most condo buildings in Los Feliz. West of Vermont it enters Los Feliz Square.
The Los Feliz Neighborhood Council calls Los Feliz Square its District B. The council sets the district between Hollywood Boulevard and Los Feliz Boulevard, east to Vermont Avenue. On the west, the line follows Normandie Avenue, Ambrose Avenue and Edgemont Street. So part of Ambrose forms the edge of the Square.
West of Vermont, part of Ambrose also sits in the Los Feliz Square Single-Family Residential Historic District. The City's SurveyLA program identified this district of about 108 Period Revival homes. It lists homes by several architects, including a Paul R. Williams house at 5112 Ambrose. A SurveyLA finding is a survey result. For what it means for a specific property, check with the City's Planning Department.
The shops and restaurants of Los Feliz Village sit just east across Vermont, and Griffith Park lies north of Los Feliz Boulevard.
What should you check before buying a condo on Ambrose Avenue?
On a street with few condos, each building has its own story. These are the questions we work through with buyers here:
- How old are the big systems? A 1959 conversion and a 2007 building face very different repair schedules. The reserve study lays out both.
- How many owners share the costs? Eight or 17 owners split each repair. Read the budget to see how the fee is set.
- What do the rules allow? Pets, rentals, remodels and parking all live in the CC&Rs. Read them before you offer.
- Is the loan program a fit? Some loan programs look at the building as well as the buyer. Tell your lender early that you are buying a condo or a small-lot home.
- What does the neighboring block look like? Walk the street at different times, and look at what sits on either side of the building.

What might this look like in practice?
Here is an example of how a search on Ambrose can play out. It is an illustration, not a client story.
Say you are buying your first home and want a quiet residential street in Los Feliz. On Ambrose, your short list might hold a smaller unit in the 1959 building at 4579 and one of the 2023 small-lot homes. They are two different kinds of ownership, so the questions split early.
For the condo, we would read the budget and the reserve study with you, along with the CC&Rs and the board minutes. You would see the monthly fee, what it covers and what the association expects to repair in the years ahead. For the small-lot home, there is no association fee to read in the same way. Instead, the roof, the plumbing and the outside of the house are yours to plan for. We would also look at the title report for any shared agreement.
We would also make sure your lender knows which kind of home you are looking at from the start. By the time you write an offer, you would know what each monthly cost looks like and what each home asks of you as an owner.
How can Rooster Homes™ help you buy or sell on Ambrose Avenue?
I start every buyer with an in-depth consultation before the search begins. We talk through your goals, how you like to make decisions and how offers, contracts and escrow work. Then we read the building's documents together, line by line, before you write an offer.
For sellers, the Rooster Update Standard applies from day one on. HOA documents are ordered right away, and you get a real, specific update after every showing and open house through closing.
